Yours T:UBB n Pvr BRIAN City Planner 4 of 4 PFA 42 Issue Contact: Michael Chavez Address Numerals - Address numerals shall be visible from the street fronting the property, and posted with a minimum of 6-inch numerals on a contrasting background. Bronze numerals on browh brick are not acceptable. Note: This building shall have one numerical designation for the entire building with alphabetical designations for each individual unit and in a clockwise direction around the building. Stormwater Utility 82 Issue Contact: Wes Lamarque Please provide location of spilway on plans. Also there are several areas with no freeboard which will overtop and act as a spillway. 83 Issue Contact: Wes Lamarque Please provide more spot elevations on the east edge of the parking lot icluding flowline and top of curb elevations. 84 Issue Contact: Wes Lamarque The detention pond does not have any freeboard on the north side of the pond. Due to the conditions of the site, the 1-foot freeboard requirement is probably impossible to provide, so freeboard of 6-inches would be acceptable. This may require an additional railroad tie along the north edge of the pond. Also, the sidewalk entrances along the north side of the property could function as an overflow spillway. They are currently graded at the pond HWL and would provide a concrete path for the water. Traffic Operations 86 No Comment. Parking requirements call for 24' of pavement for backing out of a parking space (see drawing 19-04). Please change layout of this space as redlined (the concrete should extend 20' from back of walk onsite). Driveway flares to alley can be made smaller; the required width is 3' at the connection to the alley pavement. Please add note specifying that the retaining wall will be placed outside of the ROW. Please change outlet pipe curb design as shown on detail sheet. Please add a ramp as shown on the plans. 77 Issue Contact: Katie Moore Detail Sheet: Please redesign the outlet pipe detail as shown on the detail sheet. 78 Issue Contact: Katie Moore Please see additional comments on the plans. 85 Issue Contact: Katie Moore Site plan: Please label the retaining wall. If existing underground electric service from the alley to 604 S. Meldrum is not currently in the new 6 ft. side lot easement, it will need to be relocated within the easement at developer's expense. 2. Developer will need to coordinate power system design and L&P Development Charges with L&P engineering (221-6700). Natural Resources X No Issues- 2 of 4 Issue Contact.
