14. Natural Resources (Doug Moore 221-6750):
a. The two existing Colorado Blue Spruce have been reviewed by Tim
Buchanan, City Forester and are in good condition and are considered
significant and may not be removed.
b. The existing Aspen and Rocky Mountain Junipers are in poor condition
and are not considered significant and may be removed. Since these
trees are not considered significant they will not need to be mitigated
and a mitigation plan is not needed.
15. Water Conservation (L. Audney):
No requirements.
16. Forestry (Tim Buchanan):
The two existing Colorado Blue Spruce trees west of the house are in
good condition and a desirable species and are significant for this review.
One of the trees is shown as being "removed" for non -construction -
related reasons.
17. Park Planning (Craig Foreman 221-6618):
No comment.

Resubmittal Deadline
Section 2.2.11 of the Land Use Code requires that an applicant submit
revisions based on this letter within 90 days or the project application
becomes null and void. Your response to the City's concerns is due by
June 19, 2001. A 30-day extension to this deadline is available. All
requests for an extension should be directed to the Current Planning
Director. If remaining issues are those that do not require plan
revisions, a status report verifying continuing efforts toward
resolving the issues is required within the some timeline.

a. Make the trail connection to the Poudre River Trail system.
b. Provide for an easement for the future 8 foot -wide bike/pedestrian
path proposed on the southeastern edge of the property line. The
alignment has not been identified, but will parallel the Great Western
Railroad line and connect to Hoffman Mill Rd.
c. Continue bike lanes along the main accessway to the bike parking
facilities.

City staff and referral agencies have reviewed your submittal for the Nix
Farm Natural Areas Facility POP, and offer the following comments. The
comments reflect analysis of the proposal relative to the General
Development Standards and District Standards of the Land Use Code, and
those adopted codes and policies of the respective referral agencies.

a. Fence Details
Please provide elevations of proposed fences surrounding the
maintenance building. The fence design and materials should reflect,
in its form and materials, the vernacular design of the new building.
b. Neighborhood Meeting
A neighborhood meeting has been scheduled for Monday, March 26,

2001 at the Nix Farmhouse to discuss the application with neighbors
and allow them to discuss their concerns. Staff will provide a summary
of the meeting discussion to the Hearing Officer at such time that
the proposal is scheduled for a public hearing.
