Hello Beverly. I was looking at your resubmittal and thought that I should remind you in advance that your
landscape, site, and utility plans will have to match in the end. The area in front of the garage is being
redesigned to meet current street standards and that will change what's shown on the landscape and site
plans. In other words, what I have now will not match the utility plans and will have to be resubmitted.
Just wanted to prepare you.
Your comment sheet with your last submittal asked if you will have to underground the telephone line.
Yes, all overhead lines will have to be undergrounded as stated in Conceptual Review and your first
returned submittal. Your engineer should be coordinating his design with Qwest. The only option you
have is to install a conduit for future undergrounding, with the size and location determined by Qwest. Tell
your engineer what you would like to do and he will take it from there.
And speaking of your engineer, I have not heard from him - did he still want to meet with me before he
submits his plans? Will he be meeting with your landscape designer to coordinate the designs or will you
be coordinating the changes in the landscape/site plan? Don't forget that your engineer will have to stamp
the site plans too. Lastly, be sure that your engineer locates that manhole in the garage. I told him
verbally on the phone a week ago that we will need to see that. As we've requested earlier, the manhole
will have to be shown on both the site and utility plans and it's location documented off the street's
centerline. Can you tell me if it was a septic tank, a cistern, or an old sewer line? We have to know what
it is so that we can tell you how to properly abandon it. Those instructions will have to be on the plan as
well, so the sooner you can find out, the better off you'll be.

Normally we don't communicate any comments in advance but I wanted to highlight the potential
stumbling blocks for you because your schedule is so tight. Please call if you have any questions.
