Since you will not be using the garage as a "single family house" your not required to provide off street parking for it. Upon
further reading of the code we also noticed that b & Us are purely commercial, not residential, so what I thought were min.
parking requirements for the b & b are actually MAXIMUM requirement meaning that you cannot exceed more than 5 off-street
parking places (in your particular situation) and are not required, by code, to provide any off-street parking. Keep in mind,
however, the busy area with the library and other business in the neighborhood. We would advise that you provide as many
that you can, up to 5 spaces.

Dear Mr. Lopez, (Zoning Department)
We are currently in the planning stages of converting our residence at
400 E Olive into a five bedroom Bed & Breakfast. We are anticipating an
October opening date and it is our understanding that this process could take
two months. Your expedient reply would be appreciated. We have been advised
to contact you concerning issues addressed in our Conceptual Review Staff
Comments letter. Please refer to this letter. If you did not receive a copy
I will be happy to provide you with one. This property was a restaurant for
twenty-five (25) years before it was converted back into a residence in
December of 1998.
a. We are proposing five bedrooms so this is not an issue.
b. The plans for the Carriage House is to remodel it into two (2)
bedrooms with an existing single car garage already in place. The
outside dimensions or design will not be significantly altered. There
will be no kitchen facilities.
c. There will not be an additional single family unit therefore the
11,000 sq ft does not
apply.
d. Because there are no kitchen facilities the Carriage House is
considered an accessory building.
e. The landscape design calls for 5 off street parking spaces at the
back of the property line adjacent to the alley.
f. Because the Carnage House is not a single family unit no additional
parking space
is needed.
