534 — It is presumed that runoff will be collected in a trench drain at both garage
entrances. This runoff will be collected and routed to the storm water stub that is
brought into the parking garage (Storm 1). The drainage system for the parking garage
will be designed by others with the building permit.
533 — Cut off wall where storm sewer line one enters the swale leading into Pond C has
been designed.
530 — Tree has been relocated.
531 — Riprap for overflow spillway will be buried and seeded.
535 — It has been observed that the pond WSEL has not changed significantly over the
last couple years, but has not been resurveyed. The ponds are shallow pond with a
berm separating them, acting as a spillway between the ponds. Granted the WSEL will
fluctuate throughout the year and survey shots will vary depending on the time of year
that the survey was completed, the amount of rainfall within a close time frame. With
the current design, the ponds elevations can change and it would not affect the
subdivision design. If the current 2005 WSEL is surveyed it would not change the
subdivision design or drainage calculations. When the building permit is applied for the
WSEL will be checked for consistency with the construction plans.
532 — Storm sewers have been designed to structurally support retaining walls where
they pass under such retaining walls, and any reconstruction of walls required by the
maintenance of pipes shall be the responsibility of the HOA.

305 — We understand that the retaining wall along College is satisfactory to Planning as
it is required for the structural integrity of the adjacent cul-de-sac and sidewalk.
Variance to locate retaining wall in the utility easement has been requested.
396 — See revised layout and grading. The small landscape will is removed, a concrete
channel is constructed and handrail is not needed.
400 — There will be no off -site grading in the railroad easement.
404 — No retaining wall footings will be on neighboring properties.

413 — All retaining wall and handrail requirements have been complied with.
508 — Parapet wall along Cameron Drive. The design for parapet wall along Cameron
Drive has been fully engineered and is buildable. Requested note added.

520 — Water meter vault for building H has been relocated.
Natural Resources
527 — Grading has been shown all the way to the southern property line and natural
areas permit has been granted.

The connection to the existing manholes will be core drilled. In the event that this
is not possible, the water district will be consulted at time of construction as to the best
alternative solution.
Water meter pits/vaults will be provided.
512 — CDOT will be met with and an application submitted with regard to the permit
required for work done in College Avenue..
165 — All easements have been/are herewith submitted including legals.
226 — The sight distance easement has been signed by the neighboring property owner
and is being dedicated to the City.
309 — Acknowledged. At the very most only minor runoff will be conveyed to College
Avenue, runoff from the WQ pond is conveyed to the frontage roadand then to Fossil
Creek. We will address any additional runoff, if any, to College Avenue with Gloria
when we submit the final approved utility/construction drawings to CDOT.
459 — Added note and updated utility design to stub the waterline into Phase 2. Water
stub is to be constructed during Phase 1. Asphalt not to be cut with Phase 2 utilities.
518 — This access will not be for public use, it will be limited to the owners and residents
of the building. This agreement will be made with the building covenants.
236 — The grade at the top of the walk on College Avenue has been designated on the
grading plans and is a consistent 5%.
380 — Plans are scanable.
537 — Key map has been provided.
538 — Acknowledged and addressed.
539 — Acknowledged and addressed.
64 —All easements reflected on the plat will be rededicated as required.
314 — Boundary and legal have been reconciled to match.
492 — On the plat, it has been designated that Tracts A - H are owned and will be
maintained by the HOA.

Re: Redtail Project — Response to Comments
Dear Steve:
The following is our response to the September 15, 2005 comments.
Thank you for helping us finally get this expeditiously to the finish line.
Current Planning
542 — Plan has been revised to show the five centralized box units as required by the
postal service.
540 — The two planning notes requested by Tim Buchanan have been added to the
landscape plan, as well as a schedule of existing trees and mitigation.
541 — Conflicts between electric, water and sanitary sewer have been resolved. The
College Ave. sanitary sewer line has been relocated as requested. Easements for all
facilities not located in public right-of-ways have been provided on the district's standard
easement form.
Landscape plan has been modified so that no trees or extensive landscaping are
within 10 feet of district facilities.
The design of the proposed access road to existing sanitary sewer line has been
shown and HOA will be responsible for maintaining it.
After evaluation, it has been concluded that air release valves are not necessary.
Proposed water line crossing under the retaining wall has been relocated. is not
optimum, that it is the best reasonably possible solution under the circumstances.
