Box 580 Fort Collins, CO 80525 RE: #26-01a Redtail Residential Dear Mr. Olt, RECEIVED SFP au 2005 CURRENT PLANNING The Fort Collins - Loveland Water District and the South Fort Collins Sanitation have reviewed the above mentioned project and submit the following comments. Mr. Doug Martine, City of Fort Collins Light and Power, indicated that there are potential conflicts between the electric and water and sanitary sewer facilities. These conflicts need to be resolved. The additional road Right -of -Way being dedicated for South College Avenue includes the District's existing sanitary sewer. The sanitary sewer line needs to be relocated. The Districts require easements, on the District's standard easement form, for all facilities that area not located in the public ROW. The District does not allow trees and extensive landscaping within 10 feet of District facilities. The design of the proposed access road to the existing sanitary sewer line needs to be shown. The plat is to indicate that the home owners association is responsible for the maintenance of the access road. The need for air release valves needs to be evaluated. The proposed water line crossing under the retaining wall at the east end of Fossil Boulevard is too deep. The location of the water line needs to be re-evaluated. The connection to the existing manholes is to be core drilled. The connection manholes may need to be replaced if they cannot be core drilled.
