The remaining easements are currently being acquired by the Lagunitas Company. North Star Design is providing an updated easement exhibit. Topic: Grading 497 — Variance letter re -submitted with Terracon amendment letter. Topic: Landscape Plans 501 — Storm sewer layout has been revised. See revised utility plan by North Star Design and the revised Landscape plan by VF Ripley. Topic: Pond C Outlet Structure 406 — Revised dimensioning in the detail for the bump out. 410 — Working on the scanability and legibility of the plan set. 411 — Revised cross sections as redlined. 412 — Spot elevations are located on the grading plan to show the inverts of the box culverts, the top of wall (TW) and bottom of wall (BW) for the wingwalls. The storm sewer sheets also shows the inverts of the culverts along with lengths and slopes. The details located in the detail sheets are standard details. The information presented on these sheets is adequate to install/construct the precast culvert and the wingwalls to there design location. Also if we start adding additional design spots to the details I feel we increase our chances of having problems during construction. 413 — See the revised wall design by Week's and Associates. Sheets are included in the utility plans S1-S5. 485 —Word "minimum" has been removed from the typical street section. 486 — See the revised wall design by Week's & Associates. Sheets are included in the utility pians S1-S5. 487 — Replaced details with the latest details from the City of Fort Collins 488 — Included with submittal. 489 — Variance letter re -submitted with Terracon amendment letter. 504 — Added design from Week's and Associates to the utility plan set. 505 — Address redlines in review plan set. 507 — Revised the legend. 508 — See the revised wall design by Week's and Associates. To my understanding the other culvert crossing is using the standard 11008-parapet wall detail. 510 — Address redlines in review plan set. 511 — It is the intention that the outlet structure and the storm pipe will be maintained by the HOA. Added note in the storm sewer plans that this is the case. If you wish to provide for this contingency in the development agreement, please do so (i.e. if the Council does not vacate the frontage, HOA will maintain this culvert). 32 — See retaining wall design by Week's and Associates, Sheets S1-S5 42 — Added phasing to the utility plans. 236 — Slope on the reconfigured onsite sidewalk is now legible. 305 — Per utility coordination meeting on 2/23/05. Solution to the utility routing was agreed upon. Variance letter #9 is included in this submittal. 381 — Revised line weights and hatching patterns to better facilitate in the scanning process. 394 — Revised line weights and hatching patterns to better facilitate in the scanning process. 396 — Per section 7.7.2.A this slope requirement is within the ROW or areas directly affecting the ROW. The areas that are steeper than 4:1 are located outside of the ROW and will not directly affect the ROW, therefore this requirement is not valid. I have however made the slopes as flat as possible wherever I could. The retaining wall on the west will be located entirely within the property boundaries. The wall will be designed with building permits. BW elevations have been provided on all retaining walls. Added notes to see Sheet 42 for details. Easement for the property on Lot 3 is currently being acquired. 397 — See response 396 for grading steeper than 4:1. The picnic structure is shown adjacent to the utility easement. The line that is shown is the outside limits of the roof line. The foundation will be a minimum of two inside the outer limits of the roof. The footing will not encroach into the utility easement and this will be verified at with the building permit. 399 — An amended soils report is provided by Terracon. See the revised wall design by Week's and Associates for the bridge design. Bridge detail sheets are included in the utility plans S1-S5. 400 — Working on the scanning issues. See revised horizontal control plan for all radius. No grading is proposed on the RR property. Added slope ratios. 401 — Overlapping labeling corrected. 404 — See the revised wall design by Week's and Associates. Sheets are included in the utility plans S1-S5. 405 — Acknowledged. We are working on the plan to make them acceptable for Tech Services. 380 — Plans are in a scanable format. 499 — Contours removed for legibility. See revised Plat. 240 — Once vacation documents have been fully executed the affected landowners of Lots 16-25, Tract A, Tract B and Lot 5 and their lien holders will sign plat. 314 — King Surveyors to address. Topic: Utility Plans 16 — Easement and reception number is included in this submittal. 300 — The attached sidewalk on Cameron Drive next to the retaining wall has been increased to 6.5'. The footings for the picnic shelter are out of the utility easement. The south corner of the roofline however, touches the utility easement. 309 — Per conversations with CDOT they had verbally accepted the design. However since the staff at CDOT has changed we will obtain another agreement. 323 — Engineering details of concrete retaining walls adjacent to public roads are provided by Gary Weeks and Associates. See additional retaining wall design Sheets S1-S5 included in the utility plan. 367 — Request for two vacations, legal descriptions and exhibits are included with submittal, as well as, a disk with same information (note ---disk is being submitted to project's engineer, Susan Joy). 402 — Added reception numbers to the easements that have been obtained. Provided copies of the recorded easements with this submittal. The remaining easements are in the process of being acquired. Public Access Easement will be on the whole tract. 459 — Utility plans now reflect phasing. 460 — Plans are nova coordinated so they now all show the same information. 461 — Recorded offsite easements are being provided by separate document along with their reception numbers. 462 — Added notes in the grading plan that walls 30" or greater shall have handrails. 463 — See revised retaining wall design by Week's and Associates. Included in utility plans Sheets S1-S5. 484 — The project title "Redtail" is now the same on all plan sets. 503 — Moved the retaining wall 2' to the west. Attached walk to wall. 517 — Easements on various plans now match. 518 — The garage will only be accessed by the residents of the building. This issue will be address with the HOA documents. Plan set will be submitted for his review. Department: Engineering Topic: CDOT Permit 512 — Acknowledged CDOT permit to be obtained after City of Fort Collins approval. CDOT approval block has been removed from the plan set. Topic: General 165 — Reception numbers have been obtained for the site triangle, on Lot 1 (Woodley's), Lot 13, Lot 11, Lot 10 and Lot 5. Still waiting for reception numbers for Lot 14, Lot 12 and Lot 3. 226 & 301 — Obtaining necessary signatures for Deed of Dedication document, and will forward document upon its completion.
