Light & Power:
1. There is concern about the proposed retaining walls along the edge of the roads.
Where will the power go relative to these walls? It may be possible to put
conduit right under the walk.
2. The developer could work with Light & Power on some street lighting design.
Transportation Planning:
1. An easement for the trail connection to the Mason Street Corridor at the
southwest corner of the development must be included on the subdivision plat.
2. The angle of the street crossing for the trail connection at the northwest
corner of the development, to the Mason Street Corridor, should be looked at.
Maybe the handicapped ramps should be eliminated.
Natural Resources: 1

1. They are still waiting for the developer to provide them with a letter From the
Corps of Engineers. They need to approve the development plans.
2. A variance (or modification) is needed for the slope of the road.
3. There are open water requirements associated with this development.
4. The retaining walls need to be shown on the utility plans.
There are some significant issues that have to be resolved before the development
plans can be approved. The applicant could possibly meet with appropriate City staff
(Engineering, Stormwater, Natural Resources iggR d Power, Transportation Planning,
and Current Planning), in lieu of another re -submittal and formal round of review, to
discuss and try to resolve these issues.
Please be sure and return all of the red -lined plans if/when you re -submit. If a re -
submittal is going to be made please contact Steve Olt, prior to re -submittal, for the
number of copies of each document to provide.

The following comments and concerns were expressed at the City staff review meeting
on February 2, 2005:
Engineering:
1. Easements from the property owners would be needed for retaining walls that
are on other properties, if applicable.
2. The roads proposed to cross the pond cannot be built with the information
provided to date.
3. There are 2 phases of development shown on the Site & Landscape Plans. The
utility plans must show the same phasing.
4. Necessary street right-of-way (ROW) vacation is still needed.
5. The retaining wall proposed to be in the South College Avenue ROW requires a
variance.
6. Where attached to the back of curb for a street the sidewalks must be a
minimum of 5.5' wide.
7. The road needs to be completely designed and the soils report for this project
needs to be amended.
Stormwater:
1. Signed copies of the proposed grading & drainage easement must be provided to
the City.
2. How does the storm water outfall for this development get to South College
Avenue?
3. Where is the storm sewer in Fossil Boulevard? It could conflict with Light &
Power or Water/Wastewater services.

[5/4/04] The attached sidewalk along the northern portion of Conejos Road is
acceptable, but the width needs to be increased to 6-feet, NOT 4'6" as shown. Also
the directional ramps at Conejos and Fossil Blvd. should align with the sidewalks as
much as possible.
