The variance request for slopes that are steeper than 3:1 should be OK, provided an
acceptable method of stabilizing the slopes to provide erosion protection is specified.

[2/3/05] The proposed storm sewers on Conejos Road, Camreon Drive and Fossil
Boulevard do not have the minimum 10-foot horizontal separation from trees as shown on
the landscape plans. Since the alignment of the storm sewers also interferes with the
location of electrical facilities, it is suggested that the landscape architect attend the planned
meeting between the engineer, stormwater and light and power staff, in order to determine
how all the utilities can best be co -located with the required landscaping for the site.

It seems that all existing pond water surface elevations are from readings or observations
taken in the fall of 2000. Since this project will be built at least 5 years later an updated
pond water surface elevations would be a good idea.

[2/1/05] Please provide a construction quality detail for all proposed retaining walls for this
site that will be supporting roads and utilities. The submitted design does not clearly identify
where this design will be applied. The landscape modular block wall design can be provided
at time of building permit.

[2/1/05] There are several locations (along Fossil Creek Boulevard, along Cameron Drive
and along Conejos Drive) where the storm sewer alignment would interfere with potential
Light and Power lines' locations. A meeting is suggested between the applicant, the
engineer and our Light and Power staff to discuss potential adjustment to the alignments of
either the storm or the electrical lines. Please maintain at least 10 feet of horizontal
separation for storm sewers from electric lines.

Provide a detail for the wing walls and riprap boulders associated with Storm Line 9 similar
to the one provided for Storm Line 8.

The Inlet Box control detail for Storm Line 9 needs to be clarified. Two different elevations
are called out for the spillway , one on the detail, the other one on Line 9 profile. Please
specify the size of boulders and the type (color) of boulders that are to be used in that
detail.

[2/1/05] Please provide a copy of the proposed grading drainage easements by separate
document on the north and northeast side of the site, notably for the grading on the existing
lots on Coronado Drive, the grading to the south of Lot 1-C, the grading on the existing lot to
the east of Pond C, the grading on the property to the north and the proposed outfall pipe
and riprap downstream of the water quality pond. A copy of the easement exhibit that was
prepared would also be appreciated.
