Dear Resident
The Planning and Zoning Board of the City of Fort Collins, Colorado*, on Thursday, November
20", 2003, at 6:30 p.m. in the Council Chambers", City Hall West, 300 LaPorte Avenue, will hold
a public hearing on a proposed project in your neighborhood. The proposed project is the
Redtail Residential — Project Development Plan, #26-01.
The PDP requests two development scenarios. The first scenario (Alternative A) proposes 141
dwelling units (8 units of two-family dwellings, 37 units of single-family attached dwellings, and 96
units of multifamily dwellings). The second scenario (Alternative B) provides up to 109,234
square feet of office and a total of 49 residential dwelling units (4 units of two-family dwellings, 37
units of single-family attached dwellings, and 8 units of multifamily dwellings). This proposed
development is located north of the City's Redtail Grove Natural Area, west of the intersection of
College Avenue and Cameron Drive, south of Fairway Lane, and east of the Burlington Northern
and Santa Fe Railroad tracks. The site is in the C - Commercial zone district.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and input
in this matter, as well as your neighbor's input, an extremely important part of the City's review of
this proposal. If you are unable to attend the public hearing, but would like to provide input,
written comments are welcome.
Owners of property within 500 feet of the site are notified by mail of this public meeting. The list of
such owners is derived from official records of the Larimer County Assessor. Because of the lag
time between occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee
this item will be heard on the date advertised. For the benefit of those attending the meeting, the
