1. Plan
2. Road through pond — how to meet engineering requirements and minimize pond
and wetlands impact
a. Use continuation of 24' Redtail Drive road width
b. Locate sidewalks immediately adjacent to road to minimize environmental
damage
a. Road will cause a large amount of open water to be displaced which must
be recreated mostly off -site since there is virtually no area on site where
this can be accomplished because of grades and other limitations. We
recommend that the City consider creating some open water in the Redtail
Natural Area just south of our project (this could be an enhancement for
the natural area with the Fossil Creek bike / ped trail meandering around it
as. it proceeds west).
3. Mitigation
a. Procedure — confirm procedure outlined in the code.
b. How to minimize the impact of the road through the pond. Ideas?
c. Consider forwarding a request to Director of Natural Resources to replace
open water eliminated by roadway through pond with the construction of a
new pond off -site in the Redtail Natural Area just south of project. This
could be an enhancement for the Natural Area with the Fossil Creek bike /
ped trail meandering around new pond it as trail proceeds west. In
conjunction with creating such replacement open water, some of wetlands
mitigation could occur around this new open water, enhancing same from
a natural habitat standpoint.

5. Setback from Ponds — We will request a code interpretation from Director of
Planning, as directed.

provide an aesthetic buffer to garage doors, parking spaces, and the railroad
tracks and embankment.
10. Parkin Space delineation — we propose that this be accomplished as has been
done on previous projects as follows: alleys — painted delineations, parking lots
— painted delineations, colored concrete courtyard — drives — triple score lines.

5. Meandering sidewalk — maintain for planning and aesthetic reasons
6. South College sidewalk— ideas to resolve grade problem
7. Variance to 80' driveway offset — where Cameron Drive intersects Redtail Drive,
the two driveways at the north and the south of the intersection are 60 and 65'
respectively.
8. Cul-de-sac Design — does the design our engineers have proposed meet City of
Fort Collins street standards, or the Loveland offset cul-de-sac design, which is
sometimes used, or is a variance necessary?
