rj7. You and Kevin will discuss the interpretation of the 150 foot dead-end fire
access drive" provision with regard to Building B. We think that it is a reasonable
interpretation to begin measuring the "150 foot dead-end drive" when you enter
the portion of the drive that actually dead -ends. It seems like the portion of the
drive which passes through the parking lot with two points of access from Fossil
Boulevard should not be counted as part of a "dead-end drive" since it does not
dead end. Accordingly, all sides of Building B are within 150-foot hose length
from the end of a 150-foot dead-end private drive.
I would be pleased to meet with you and Kevin to discuss these matters further at your
convenience.

Thank you for the opportunity to meet with you Tuesday.
I am pleased that we have met most of your requirements and hopefully all of them with
your and Kevin's approval. As you know, we have worked hard on this project now for
over two years, first as an affordable housing for purchase project and now as a
combination of free market and affordable housing. It has been a long and arduous
journey!
Regarding fire and emergency considerations in summary:
1. All buildings are sprinklered.
j Redtail Court now proceeds north with a public road through the north pond to
Intersect with Fossil Boulevard,thus providing an excellent second point of fire
and emergency access.
.3. Confirming your previous approval: on March 15, 2002 we received approval
from Poudre Fire for a 20' road adjacent to three-story buildings (actually two
story with a partial third story) provided buildings were sprinklered. All buildings
are sprinklered.
a`4. Building 1 (northwest -most building) access drive radius. We will redraw this to
improve the radius for fire access purposes.
5. You indicated that in light of the other improvements we have made, that you feel
that fire access for Building O (southeast -most building), although not optimum,
will be adequate.
6i You and Kevin will discuss whether, like we have done in our Promontory and
Landings Bay projects, we can forego the red curb for aesthetic reasons and in
lieu of same, use only signage to identify the fire lanes.
