Although a modification is required for an exception to the connecting walkway
standard for this building, we believe what we have described above is the best
overall solution and hope that with this fuller explanation you can understand our

Re: CRedtail l North Pond / Existing Warehouse Use / Proposed Building I
1. While we comply with the buffer requirement (50' setback from naturalized
detention ponds and wetlands under 1/3 acre) and in fact our average buffer is
62.58' which exceeds the standard by 25%, nevertheless I would like to explain
my views about this portion of the project.
2. It currently is used by one ugly steel warehouse together with an ugly rundown
wooden garage / building. In addition, there are vehicles and equipment stored
outside and gravel parking lots right up to the water's edge as well as various
junk that has been deposited over the years both in the pond and along the
water's edge.
This is an exceedingly ugly view for the Redtail residents to have looking north
across this pond and for pedestrians proceeding north along the proposed ped I
bike path.
3. Accordingly, we propose to raze this structure and eliminate this unsightly use,
replacing it with the attractive elevation of a Promontory -type building as well as
the back (non -garage door end) of five garages. This, in conjunction with
landscaping, can be very attractive.
In addition, these two buildings will block the view of eleven garage doors and all
of the vehicular and resident activity involved in entering these residential units
and garages.
An excellent example of approximately how this will look is seen by looking north
from Troutman across the ditch / open space toward the very aesthetic back
elevations of the Promontory residential buildings.
A further benefit of this layout is that,the residents of Building I have immediate
access to the major walkway spine, giving them access both to Fossil Boulevard
at the east and the proposed public ped / bike trail along the railroad at the west.
