6. Open space / buildings buffering —Since the view of the buildings from the south
across the valley is largely blocked by an existing hill in the 38 acres of open
space, it would seem that the visual screen requirements either are not
necessary or are met in this fashion.

Boulevard providing pedestrian connectivity to College sidewalks and
existing Fossil Boulevard sidewalks proceeding north.
I. Public sidewalks along Redtail Court and the new section of Cameron
Drive providing pedestrian connectivity to and from College sidewalk to
the east and Coronado and Fossil Boulevard sidewalks both to the north.
Accordingly, since the City will be receiving maximum connectivity possible, we
respectfully request that no further traffic impact studies be required beyond the
two extensive and expensive reports we have already provided relating to the
foregoing.
3. Since we are providing a system of paths along the full length of and through the
approximate 4.5 acres of open space and ponds included in this project, which
path system will be not only for the benefit of the project residential unit owners
but also for the benefit of the public to gain access to and along this open space,

Re: Redtail
Following up my recent meetings with some or all of you:
1. North - south pedestrian connectivity. It has been suggested that we install or
contribute to a "ledge" at the west end of the northernmost pond permitting future
connectivity between the Mason Street Transportation Terminal and the Fossil
Creek bike / ped path.
It has been suggested that s a al ernative. it would be a good idea to install a
soft path immediately at the time of project site work running from the Cameron
Mesa neighborhood down through the private open space, northeast between
the two ponds and then connecting to Fossil Boulevard sidewalk.
Since the realistic timeframe for this north - south bike / ped path connection
along the railroad right-of-way probably falls in the five year, plus or minus, time
` frame; it appears to us that there would be a lot of going with the altetl.Ye-Qf
5 the soft path between the two ponds because a) this could be of benefit for
pedestrian connectivity immediately and b) at a later date the north - south
railroad right-of-way path would provide additional pedestrian /bike connectivity.
/pDAccordingly, this is what we propose.
2. In light of the fact that given the physical difficulties and limitations of the site we
are maximizing the use of public streets (vis-a-vis private drives) and pedestrian /
bike connectivity:
a. New public street Redtail Court connecting to Cameron Drive public street
connection, providing access in / out of the project at South College /

b. Extension of Fossil Boulevard southeast and east to connect with College
