Re: Redtail Mixed Use Project
Dear Cameron:
Lagunitas Companies is currently in the process of planning and developing an
affordable housing project for the northeastern residential portion of this project.
We completed and submitted our Housing Application to the City of Fort Collins
FY 2001-2002 Community Development Block Grant, HOME Program and
Affordable Housing Funds Competitive Process on August 23, 2001. We also
had submitted this project to the City of Fort Collins Current Planning Department
for approval on July 17, 2001. In these submittals, we represented the
southwestern portion as affordable housing, which included 76 residential units
and 79,316 square feet residential building space.
However, in preparing for our re -submittal of this project, we changed our plans
from mixed -use to entirely residential with the northeastern portion as affordable
housing. We are converting the six northeastern -most office buildings into
residential buildings, thus reducing the number of residential units to 48 units (24
two -bedroom units and 24 three -bedroom units) using 48,888 square feet
residential building space. The residential building square footage for the entire
project is 152,630 square feet, therefore the affordable housing units represent
32% of the project.
At this time, we would like to request a partial rebate of the submittal fees paid on
July 17, 2001 in the amount of $5,898.50. Enclosed is a copy of our check, the
receipt, and both the City application form and the Housing Application for your
reference.
