Topic: Plat 331 — Will obtain permission for the off site grading for the water quality pond. A letter of intent for this required easement is enclosed. Topic: Storm Line Profile 332 — Storm outlet is at WSEL - bottom of pond is several feet below surface. Erosion protection was added. Traffic Operations Issue Contact: Ward Stanford Topic: General 358 — Resolved. 359 — Done. Transportation Planning Issue Contact: Tom Reiff Topic: Transportation 288 — We are connecting on the south side of the pond to the MTC instead of the northern connection. 289 — Reconfigured. 290 — Reconfigured. 291 — Done. 292 — Done. 293 — Done. 296 — Done. 297 — By elimination of one building in the project and reconfiguration of buildings and cul-de-sac, the need for a major walkway spine has been eliminated. 7 Technical Services Issue Contact: Jim Hoff Topic: General 360 — Possible typos in tract and lot identification have been reviewed and corrected as necessary. The tracts are all of the property in the project except for right-of-ways and residential lots. The South Fort Collins Sanitation District will have a signature line on the plat. Buildings A — F are single family attached. Water Wastewater Issue Contact: Terry Ferril Topic: General 352 — All access is provided in the public ROW. The manhole located in the wetlands area has access provided from the sidewalk. 353 — Trees are located a minimum of 10 feet from District lines. 354 — Done or in process. 355 — Yes. Stormwater Utility Issue Contact: Basil Hamdan Topic: Details 333 — • Added note to where the spillway goes. • Added more details regarding the geometry of the wing walls. Topic: Drainage Design 330 — 250 cfs is designed to pass through the site with no overtopping. We are proposing to not modifying the ponds other than wetland mitigation. Topic: Erosion and Sediment Control 327 — • Added PS and EFF calculations to the report. • Deleted notes. • Revised Silt fence to be outside of proposed grading. Topic: General 334 — We are indicating a disturbed area seeding mixture as per recommendation by Cedar Creek Associates. Topic: Grading 329 — • Not planning to armor the existing spillways between existing ponds where wetlands are present. Water Quality pond spillway is rip rapped. • Will obtain permission to grade outside of site. • Walls will be engineered by others prior to commencing construction. • Feeder ditches are labeled on grading plan. • Riprap is buried except where grouting is required. • Revised storm layout. • Not clear the intent of this comment. 172 — There is no longer grading in the railroad right of way. Ce Topic: Utility Plans 16 — The City Council has granted us the required Stormwater easement. Included in this submittal is a copy of the Ordinance. 32 — Dimensions of walls are shown. No easements are to be obtained for construction. 47 — Added details. 322 - Completed and included in this submittal. 325 - Truncated domes are shown only on CDOT improvements. Natural Resources Issue Contact: Doug Moore Topic: Easement Information 295 — City Council Ordinance #48 granting this easement has been provided. Topic: Existing Tree Inventory & Mitigation Plan 294 — Acknowledged. 5 Topic: Plat 64 — Done. 77 — All private open space and landscape area tracts will be owned and maintained by the HOAs. 161 — Done. 240 — The owners and lien holders of Lot 14 of Cameron Park Second Filing are shown on the plat. Lots 5, 7, 9, and 15 are not affected by the vacation of Cameron Drive. 314 — Acknowledged. 315 — Acknowledged. Topic: Site Plan 70 — Done. 160 — Done. 307 — Done — contour lines removed. 308 — Done Topic: Soils Report 262 — We have included the requested soils reports and addendum for Redtail in this submittal. Also, a copy was sent to Susan Joy on 4/17/03. Per conversations with Susan Joy after her review of that report, it was determined that a subsurface water investigation is not required. Topic: Traffic Study 144 — Done. !ll 298 - Changed layout of sidewalk 299 - Parallel parking is not proposed for this area as denoted by detail 19-2L. Separation distances have been changed in the layout as specified by detail. 300 - Moved structures 2.0' from back of walk and out of easements. 301 - Site Triangle added to plan set. See also comment 226. 302 - Do not own property at the location where connection is requested. 303 - New site layout addresses this comment. 304 - Removed ramps. 305 - Removed retaining wall out of easement. See also comment 300. 306 - New site layout addressed this comment. 309 - Will coordinate with CDOT. 320 - Removed median. Re -striped intersection. 321 - New site layout addressed this comment. 323 - Retaining walls to be detailed by others. The height of the wall is indicated by TW and BW elevations. 326 - As you are aware, the meeting with CDOT has occurred and this submittal incorporates comments from that meeting. Topic: Landscape Plan 69 — Right-of-ways, easements, and buffer setbacks have been shown and labeled on the landscape plan. 159 — Done. 310 — Done. 311 — Completed. 312 — Acknowledged. Topic: Letters of Intent 313 — Letter of intent from the Noonans enclosed. Letters of intent from the railroad and Woodley's not relevant since no construction activity will occur on their properties. 3 338 — See alternative compliance request. A cross-section has been provided with re - submittal. 339 — Modification requested. 340 — We will coordinate light pole and tree locations in islands to allow room for both. — See revised 342 — The sidewalk has been widened to 10 feet as requested. 343 — Connection cannot be made without condemnation. We do not own the property. 344 — It has been determined that the two cottonwood trees labeled number "T' on the Existing Tree Inventory and Mitigation Plan can not be retained without significant damage to the root systems; therefore the trees will be removed. 345 — The current project has more affordable housing than it did previously. We have increased the affordable housing now to 52% . 346 — Done. 347 — Labels have been changed on Sheet 1 of 9. 348 — Done. 356 — Acknowledged. 357 — Yes. We are awaiting Susan's call. Responses will be organized according to departments and comment numbers. AT&T Broadband Issue Contact: Dennis Greenwalt Topic: General 361 — Yes, the tracts are utility easements. We are in contact with Reneta Santoro. Current Planning Issue Contact: Troy Jones Topic: Elevations 279 & 280 - All buildings redesigned and / or reoriented to meet garage door standards. 281 — Dimensions have been added to the elevations as requested. 283 — Modification requested. Topic: General 335 — Acknowledged, however our name for the project has been Redtail PDP. 336 — Acknowledged. 337 — We will comply with the requirements of Section 3.6.6.(E) of the LUC.
