Dear Steve;
The following is my response to your comments and those of other City
Departments with respect to the project.
CURRENT PLANNING
1. Transitional Zoning.
As we discussed this property is not transitional in nature. The property to
the North is Zoned C Commercial within the City. The property to the south are existing
commercial land uses developed to current County commercial standards. The property
itself has an existing commercial land use which meets current County Development
Standards. The existing commercial business is a thriving business with gross sales for the
year 2000 of approximately ten million dollars.
2. Project Schedule.
We understand the scheduling for the project based on the
November 1, 2001 Planning & Zoning Meeting.
MAPPING
1. Main boundary & legal match and close. Frontage road and boundary do not. Legals for
previous close.
The legal for the frontage has been corrected.
2. Include all of frontage road adjacent.
This has been added.
ENGINEERING
1. Not used.
2. Include all of frontage road adjacent.
This has been added.
3. Frontage road legal need not be on Plat.
We have kept this legal on since this property cuts through the property.
