Department: Park Planning
The site plan indicates there will be off -site grading within the property to the south. An off -
site easement will be necessary for the installation and placement of any storm drainage
facilities which extend off of the property. Since the property to the south is City parkland, an
easement may only be granted by the Fort Collins City Council. An easement dedication
will need to be coordinated through the City of Fort Collins Parks and Recreation
Department.
If a connection to the City trail south of this site, coordination will need to occur with the
Parks and Recreation Department.
Outside Review Agency: Excel Energy
Any new facilities will need Public Service Company to install gas main and service lines to
each individual building. Contact Rick Traynor @ 970-225-7827 to schedule installation.

Required Access: A fire lane is required. The fire lane shall be visible by painting and
signage, and maintained unobstructed. Minimum turning radius of access roadways must be
20 feet inside and 40 feet outside. All access roadways must be an all weather driving
surface capable of supporting fire apparatus. Surface shall be asphalt, concrete, or compact
road base. Surface criteria may be obtained from City or County engineering departments.

Water Supply: No commercial building can be greater then 300 feet from a fire hydrant'. Fire
hydrants are required with a maximum spacing of 600 feet along an approved roadway.
Each hydrant must be capable of delivering 1500 gallons of water per minute at a residual
pressure of 20psi.

Hazardous Materials: Corrosive, flammable liquids, reactive, or toxic materials (As defined in
the Uniform Fire Code) if used, stored or handled on site must have a Hazardous Materials

Staff has reviewed your submittal for US FOREST SERVICE SITE EXPANSION, SITE
PLAN ADVISORY REVIEW - #30-01, and we offer the following comments:

No issues at this time. If Forest service acquires the 20 foot strip of land between their north
property line and 4th Street right of way then they will be required to make improvements to
4th Street or enter into an agreement with the City to pay for their portion of improvements
at such time as the street is improved

our records

Provide the City of Fort Collins Natural Resource Department with proof of
