The Current Planning will set up and facilitate the neighborhood meeting. When the mailing labels are received, we will set up this meeting. 6. A copy of the State License would be required prior to final approval by the City. 7. Normal building permit fees will apply. These fees will remain consistent whether the dwelling unit is used for a Group Home or not. 8. The Stormwater Department has received complaints from residents in this subdivision and cautions that there may be high ground water due to seepage from the Dixon Lateral. A sub drain system may be required. The soils test should be carefully analyzed for moisture conditions and the sub -drain and foundation should be engineered accordingly. The house will be served by the Poudre Fire Authority. The address must be visible from the street. This usually means six inch numerals on a contrasting background. The site will be served by the City of Fort Collins Water and Wastewater Department. Normal building permit fees will apply. Since the lot is at a relatively high elevation, there may be problems with low water pressure. A water booster pump may be needed. First, the Neighborhood Parkland Fee, is based on the square footage of the house. Second, the Community Parkland Fee is also based on the square footage of the house. 13. The Department of Natural Resources cautions that there are prairie dogs in the area. The Ponds at Overland Trail H.O.A. is active in taking measures to reduce the wildlife -human conflict. Ottawa Drive, Littleton, CO. 80128 LAND USE DATA: Request for a Group Home for six to eight elderly clients in a single family detached home, zoned R-F, Residential Foothills. The site is currently vacant. The applicants are proposing to construct a four -bedroom, ranch -style, single family detached dwelling unit. A three -car garage is also proposed. There would be non-resident supervisor(s) for 24-hour coverage. COMMENTS: The site is zoned R-F, Residential Foothills. The lot size is 14,419 square feet in size. With this lot size and zoning, the residence is allowed up to eight clients maximum, excluding supervisors. The lot must have a minimum of 1,500 feet separation from another group home. 2. The request would be processed as a Type Two Review meaning that the request would be considered by the Planning and Zoning Board. 3. Enclosed please find a copy of Section 3.8.6 of the Land Use Code. This section contains the regulations pertaining to Group Homes. 4. It is recommended that the non-resident supervisor(s) be able to park in the driveway. With the size of a driveway typically associated with a three -car garage, this should not be a problem. A neighborhood meeting will be required. Enclosed, please find a map describing the geographic notification area.
