HomeMy WebLinkAboutJOHNSON PROPERTY REZONE - 32-01 - CORRESPONDENCE - CORRESPONDENCE-HEARING (3)a Comm Ay Planning and Environmenta Current Planning City of Fort Collins Dear Resident: >rvices October 2, 2001 The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, October 18, 2001, at 6:30 p.m. in the Council Chambers*", City Hall West, 300 LaPorte Avenue, will hold a public hearing on a proposed project in your neighborhood. The proposed project is commonly known as the Johnson Property Rezone, File #32-01. This is a request to rezone a 226-acre parcel east of Timberline Road and north of Drake Road. The property was assigned the Transition (T) zone designation upon annexation in 1997. The Transition (T) zone is typically applied to properties for which there are no specific and immediate plans for development. Now that an applicant wishes to propose development plans for the site, the City is obligated to assign the property a zone district other than the Transition (T) zone in a timely manner. There are 4 zone districts proposed for the property: the UE- Urban Estate zone district, the LMN — Low Density Mixed -Use Neighborhood zone district, the MMN — Medium Density Mixed -Use Neighborhood zone district, and the I -Industrial zone district. This is a second Planning and Zoning Board Hearing on this issue for this site. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee this item will be heard on the date advertised.
