The proposed project is commonly known as Sidehill P.D.P., Filing One, File # 32-01 B. The applicant proposes 53 single-family detached dwellings, and 247 multi -family dwelling units on 39.33 acres. This Project Development Plan (P.D.P.) is the first filing of the property that gained Overall Development Plan (O.D.P.) approval as the Johnson Property O.D.P. This proposed development is located at the northeast corner of the intersection of Drake Road and Timberline Road, and has 25.83 acres in the MMN — Medium Density Mixed -use Neighborhood zone district, and 13.48 acres in the LMN — Low Density Mixed -use Neighborhood zone district. Both the Hearing Officer and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. In accordance with the Fort Collins Land Use Code, owners of property within 1000 feet of the site are notified of this hearing by mail. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
