Need minimum of 5' clear from outside of pipe. Electric & gas service meter locations on multifamily buildings needs to be pinned down. Minimum of 3' separation between electric and gas meters. Detail to be provided of meter location and layout on building. Electric meters need to be on the electric stub side and electric meters shall not be placed at same location as window wells. • On single family units James Company prefers electric meter on house side and gas meter on garage side of unit. Water/Wastewater-Jeff Hill • Randall confirmed with everyone in attendance that Water/Wastewater has no problems with sanitary sewer services being underneath driveways. • If sanitary service is under driveway then driveway location must be dedicated by an access easement on plat. • As a rule of thumb Water/Wastewater prefers sanitary service to be either north or east of water service. Due to tree/utility service separation problems Eldon asked if we could bend that rule and just have sanitary 10' either side of water service with sanitary being underneath driveway always. This will allow for plenty of separation between trees and services in all instances. Jeff to check with Roger Buffington. • Water service to be on centerline of lot. • Water services will not be allowed under driveway and shall maintain a minimum distance of 3 feet from driveway. • Water service must come into front of house, no service allowed to be on the side. • The City prefers no water mains in alleys. • Services to lots on Filing Two will not be shown at this time. James Company, Cityscape and JR Engineering will try to pin down lot layout and then provide a revision to Filing One utility plans prior to commencement of construction. AT&T -Dennis Greenwalt • Cable and Phone to be serviced from the rear of lots. Will need side yard easements on various lots to reach rear. Xcel Energy -Connie Woodard • Power poles on north side of Drake Road will need to be undergrounded at developer's exspense. • Connie was not sure if 15' utility easement was enough room to accommodate electric and gas. She will check with Len Hilderbrand and confirm. She will give Jon L. a call when confirmed. (Followup: Connie called 1-30-03 and confirmed that 15' will be enough room.) Jon will check to see if ultimate plans for Timberline/Drake intersection accounted for a right turn lane. (Followup: Plans for Timberline/Drake show no dedicated right turn lane from Drake onto Timberline. I called Matt Baker (Street Oversizing) to find out the reasoning on the intersection layout. Matt said that the traffic study did not warrant a right turn lane at that location. East Drake is a two lane arterial and west Drake is a four lane arterial. It made more sense to transition from the two to four lane arterial on the east side of the intersection rather than the west side. The two through lanes are not required on the east side of Drake but were put there for transition purposes. We could possibly restripe one of the lanes to be a through/right or have a dedicated right turn with one through lane. Susan Joy will bring up subject at next Transportation Coordination meeting on Thursday Feb. 6 and will call JR Engineering immediately afterwards with the decision that was made.)
