Staff has reviewed your submittal for FOSSIL LAKE ANNEXATION NO. 4, and we offer the
following comments:
ISSUES:

Upon annexation, the approved final plat of the Fossil Lake P.U.D. Third Filing will be under the city's
jurisdiction. We will need to get the proper documents for the city files so that we can issue permits in
accordance with the approved plans. To that end, we will need the following items:
1 mylar copy of the approved final plat,
1 mylar copy of the approved landscape plan,
1 mylar copy of the approved site plan,
1 mylar copy of the approved elevations,
1 mylor copy of the approved utility plan set,
6 paper copies (stamped by an engineer) of the approved utility plan set,
6 paper copies of the approved Development Agreement.
The timing of submitting these documents will not hold up the annexation process. We do however need to
get these documents around the time of second reading so that as soon at the site is under city jurisdiction,
well have all the documentation we need to accurately know what the approval allows.

Fossil Lake Annexation No. 4 is within Poudre Valley REA's electric service territory. Service rights fees will apply
to all electric services following annexation. The fees are equal to 5% of the City's electric revenues for a
period of 10 years.

The "basis and bearings" note states that the east line of the Northwest Quarter of Section 9 bears North 00 00'
42" East, but doesn't match the bearing shown on the n-s centerline on the diagram which calls out the
bearing to be N 00 00' 37" E.
