HomeMy WebLinkAboutPARADIGM PROPERTIES - ODP - 29-01A - CORRESPONDENCE - REVISIONS (5)R.O.W. No recommendation as to this additional R.O.W. was provided from CDOT at this time. The Owner understands that at some time in the future that CDOT may ask for additional R.O.W. These are the Comments and responses for this project at this time.Thank-you for your help on this project. It appears that four Departments made comments so I have provided five copies for your use. Sincerely; Fredric Hattman Number 51 - Remove "Arterial Street from I-25. So done. Number 55 - Drainage Report revised to note detention at 2 - year historic rate. So provided. Number 56 - Easements for down -stream release of storm drainage water. The owner is arranging these documents currently and hopes to have these secured and filed with the County prior to the ODP hearing. He has worked directly with Storm Drainage to identify the required easements. Number 57 - Identify storm drainage outfall. The Site and City Engineers have identified the outfall pattern for the property and have provided this information within the revised report. Number 54(a) - List Bench Mark used for survey on ODP This is to be found on note 8, lower right hand corner of Plan. Number 54(b) - Replace note thirty that addresses residential and commercial uses within the flood plain jointly with two separate notes. So provided. Number 54(c) - Hydraulic modeling has not been reviewed in detail and may require changes at the PDP stage of the project. The Owner understands this issue. Number 54(d) - No Rise Criteria for Prospect Road and property boundaries This has been addressed on the new report. Number 54(e) - Existing building protected with berming. Berming is not proposed for protection of the existing building. Flood proofing of openings is the method proposed at this time. Number 54(f) - Boxelder/Cooper Slough Plan. The Owner understands that there are no plans for relief of the flood potential to this site within this plan. The Owner is involved with the study and the Public Hearings Associated. Number 52 - Comments are only provided for the ODP. Understood. Number 53 - CDOT environmental impact study. We are aware that the State will be starting this review this fall including this area. In discussing this information with Tess Jones she indicated that they did not have defined plans for improving this intersection. Collins RE: PARADIGM PROPERTIES ODP RESPONSE TO COMMENT LETTER OF 3/15/03 Dear Steve; I received a letter from Cameron indicating that we could have an extension for this project until August 12th. I am submitting this information for your review as well as the review of those still having issues with the Plan. I have included a copy of Cameron's letter for your file. Your letter of March 13 identifies the following issues that I will restate and address as to our response to the issue. Number 33 - Project does not meet City Street Oversizing Criteria since it is not adjacent to current urban level streets. As you indicate this issue has been addressed previously, is noted on the Plan and is provided for information to the Applicant. Number 34 - Transportation has four comments concerning traffic and the traffic report. These issues were presented previously and addressed in previous submittals. This item 34 is provided for the Applicant as reference. Number 58 - Overlapping information. This has been revised on the Plan. Number 59 - Concept Plan is for reference only. The Applicant understands this issue and provides the Concept Plan as a demonstration that the plan is achievable with the concerns for the Flood Plain. Number 60 - Property Line is not discernible from other lines The Property boundary line has been changed on the Plan and Legend. Number 61 - Remove indication on I-25 as being an Arterial. This has been accomplished Number 38 - Change plan note 10 to conform with City required easements. Revise not 9 to indicate that private utility easements will be provided to the satisfaction of the City and the utilities. These two notes have thus been changed.
