Box 580 �) Fort Collins, CO 80522-0580 Dear Basil, RE: CONCEPTUAL DRAINAGE REPORT FOR PARADIGM PROPERTIES EXISTING SITE: This property is located in the Northwest 1/4 of Section 22, Township 7 North, Range 68 West of the Sixth P.M., Fort Collins, Larimer County, Colorado. The area is 23.5 acres more or less. This site is not in any current City of Fort Collins Stormwater Basin Map. The property is bounded on the East and South by the I-25 Frontage Road; on the West by I-25; and on the North by Prospect Road. There is no offsite flow from the North, East, or South. Runoff from the North bound exit ramp from I-25 flows to this site, but then flows South along the East I-25 right-of-way in a drain swale. The site slopes Northeast to Southwest at about 0.5%. All runoff is to a limited borrow ditch between I-25 and the frontage road. This water is then routed to the Poudre River. This property is currently being farmed. There is a retail motorcycle business now located in the Southwest corner of this site. DRAINAGE CRITERIA: Due to the small size of this site the rational method will be utilized for all drainage calculation. This site will retain the developed 100-year runoff and the required extended detention for water quality and release back at the 2-year historic rate to the existing borrow ditch between the frontage road and I-25. Runoff may also be released into the sanddike irrigation ditch with their approval. DEVELOPED SITE: This site is zoned C-commercial and all proposed development will meet that zoning RE: retail, fast food, motel, restaurant, and office/warehouse projects. There are no actual uses proposed at this time. From the City Storm Drainage Manual and the zoning being Commercial, the minor storm ,runoff coefficient used is 0.95 and the major storm runoff coefficient being I.O. This plan has an open space running North -South in the middle of the site. We will utilize this area for detention if possible. Also on lot individual detention may be used for each lot/building as an alternative method for detention. This site will also use extended detention for water quality control. James H.
