consumer products such as the existing motor cycle business to restaurants and
convenience store to provide for consumer needs. There will be lodging to meet the needs
of travelers and business visitors. The Office with accessory warehouse uses will be
provided to meet the needs of business that serve regional needs.
The densities of these three major land uses as planned are 89,000 S.F. for retail uses,
lodging at 90,000 S.F., and office with accessory warehousing at 97,000 S.F.

DEVELOPMENT PLAN
This Document is prepared to evaluate how the property being considered for this
Overall Development Plan conforms to the Principles and Policies that the City has
established for the Community. These Principles and Policies will be used to judge the
property with respect to the properties role on a community wide basis, a neighborhood
basis and on a corridor wide basis. For this analysis the I-25 Corridor Plan is used to
evaluate the property. The ODP examines the property with respect to land use, density,
access, context, and circulation.
PROJECT LOCATION
The property is located east of I-25 and south of Prospect Road. The interstate
frontage road that extends south from Prospect Road forms the east and south boundaries
of the land. 1-25 forms the west boundary. Prospect Road forms the north boundary. The
property is parallelogram in shape and consists of approximately twenty-five acres. The
property has in times past been used as irrigated farm land but in the most recent ten
years has been primarily been used as grass land with hay being the agricultural use.
The current owner purchased the southern sixteen acres of the property about
three years ago and developed a commercial use, which is a regional draw. This use was
consistent with the County C — Commercial Zoning that was in affect at the time the
property was developed within the County. This land use will be compatible with the
C- Commercial land uses that the owner is pursuing with this Overall Development Plan.
These land uses are also consistent with the goals of the I-25 Corridor Plan as well as the
City Structure Plan which will guide the development of this property.
The Owner is proposing a mixed -use development of community oriented and
highway traffic generated business. The mix of business range from Retail to
Office uses with accessory warehouse space. The plan calls for the more intense uses to
be located adjacent to Prospect Road and the Interstate with the less intense uses being
located central to the project. The plan calls for a campus orientation of the buildings to
one another to encourage an on site synergy and pedestrian orientation once you arrive on
the site. The plan is intended to meet the needs of the traveler visiting Fort Collins with
on site services so that the traveler has the option of meeting his needs within the project.
This same concept applies to the business that may locate here. The variety of business
will generate business within this activity center to make all of the business sustainable.
