The 40.1 acres equivalent would require approximately a 10.6 hour irrigation window. The 38 acres of irrigated area was assumed to require 91.8 acre feet of water. 40.1 acres equivalent would require a minimum of 96.9 acre feet of water. Assuming an additional 25% to account for dry years, pond evaporation and a margin of error the system would require an annual water allocation of 121 acre feet of water. Erosion Control: The erosion control management includes several features. First any part of the greenbelts that are also part of the stormwater management system have been designed by a licensed engineer using best management practices. Any swale and/or stormwater pond will be seeded or sodded and maintained in turf to minimize any potential erosion. Any minor erosion that does occur will be repaired immediately to ensure a small problem does not grow into a larger one. All of the greenbelt areas will be maintained in turf so as to minimize any potential wind erosion. Weed and Pest Control: Weeds and pests will be controlled using best management practices. The Homeowner's Association will contract with a maintenance contractor to provide complete maintenance of the greenbelts. This maintenance contract will include mowing, irrigation, fertilization, and weed/pest control. Current Condition: The property is currently in agricultural production as an irrigated farm. There is no existing vegetation other than planted crops on the property. There is no existing wildlife habitat on the property. Proposed Plantings: The proposed plantings are very consistent with the plantings provided in the existing Fossil Lake PUD. Please see the landscape plans associated with this Final Plat submittal for further planting information. Management Compliance & Financing of Compliance: The Homeowner's Association charges dues to the residents of the Fossil Lake PUD for the maintenance of the greenbelts among other things. The Swift Addition will be part of the overall HOA. The costs that will be associated with maintaining the greenbelts and to pay for the irrigation system will easily be covered by the dues collected by the HOA. FINAL SUBMITTAL Est SU bilild Proposed Uses: The proposed open space of the Swift Addition consists of 8 outlots that encompass 9.2 acres. These outlots will be maintained as irrigated and mowed greenbelt for the enjoyment of the residents of this subdivision. Outlots H and G, which are adjacent to the estate lots will be maintained in a drought tolerant low mow seed mix. These areas are intended to be mainly passive in use with limited pedestrian and maintenance use but not active play uses. These outlots will be irrigated and mowed but not as regularly as the other more active use greenbelts. The other outlots, which are adjacent to the smaller more urban lots, will be maintained in irrigated turf grass. These outlots will accommodate passive uses also but will also be utilized for active uses. A portion of Outlot F in the center of the project has been designated as a neighborhood park and will have benches, pathways, and a boulder field for children's play. Management Plan Goals: The Management Plan Goals are to provide an aesthetically pleasing and usable collection of greenbelts for the use and enjoyment of the residents of the Swift Addition. Management Plan Area: The Management Plan area includes 8 Outlots which encompass 9.2 acres and are labeled as follows: Outlots A, B, C, D, E, F, G, and H. Irrigation: The irrigation for these Outlots will be provided by the irrigation system that has already been installed as a part of the Fossil Lake PUD. This irrigation system will deliver non -treated irrigation water through a pressurized mainline pipe that is sized to accommodate the Swift Addition outlots. The waters associated with this irrigation system have been or will be dedicated to the Homeowner's Association. The removal of the waters from this property would include the costs of connecting to the domestic water system for the irrigation of the greenbelts which at this time seems unfeasible. The irrigation water comes from several different sources. First the majority of the water comes through the New Mercer ditch system. The HOA also will have some Colorado Big Thompson water dedicated. The HOA also has the right to pull off-season water out of the McClelland Channel. Please see the attached irrigation summary sheet.
