At the request of the Everitt Companies, Northern Engineering has reviewed the recently revised site plan for
The Swift Addition to Fossil Lake PUD. The existing site offers many challenges from a civil engineering
standpoint, the largest of which is the earthwork volumes required to provide adequate sewer depths and
drainage for the site. We have provided the Everitt Companies with design input in a hope that they could
refine the site plan to better solve these complex issues.
As mentioned above, the largest design issue affecting the site is the earthwork fill volume required so that
adequate sewer depths can be provided for service to the lots while maintaining adequate drainage facilities.
The new layout provides street and lot geometry which will allow design of the sewer mains and drainage
facilities with minimal fill volumes over the entire site. The new design provides a very sensible solution to
these issues while maintaining the same land use and transportation objectives as planned with the
preliminary submittal.
We feel very confident that the new layout offers a more efficient solution to these design issues. Please feel
