HomeMy WebLinkAboutSWIFT ADDITION TO FOSSIL LAKE P.U.D - REPLAT - 33-01K - REPORTS - PROJECT NARRATIVESwift Addition to Fossil Lake P.U.D. — Replat No. 1 Project Description: This proposed replat is intended to convert three (3) easements that were created by the approved final plat into three (3) outlots that will be owned and maintained by the Fossil Lake Homeowner's Association (HOA). The maintenance of these easements is already the responsibility of the HOA and it is our position that the conversion of these easements to outlots will simplify the management and maintenance of these areas and reduce potential conflict between lot owners and the HOA. The proposed conversion of these easements to outlots includes no revisions to the technical plans. There are no changes to the streets, grading, utilities etc. No additional residential lots are created by this replat. The first proposed change to the existing plat would be to convert the two existing irrigation, drainage and utility easements that are adjacent Lots 1-8 and 10-13 of the Swift Addition to Fossil Lake PUD into Outlot A and Outlot B. The primary purpose of these proposed outlots are to allow the conveyance of irrigation water to the adjacent property owner to the east of the Swift Addition. The other proposed change to the existing plat would be to convert the existing drainage and utility easement that is adjacent to lots 13-20 of the Swift Addition to Fossil Lake PUD into Outlot C. The primary purpose of this proposed outlot is to allow the conveyance of stormwater/drainage from the lots that are adjacent to this proposed outlot. To facilitate installation of utilities and avoid conflict with stormwater/drainage, a 6' utility easement is being dedicated on lots 13-20 adjacent to Outlot C.
