Dear Resident:
On Thursday, May 24, 2007, at 5:30 p.m. (or as soon thereafter as possible), in
the Current Planning conference room at 281 North College Avenue*, Fort
Collins, CO., the City of Fort Collins Hearing Officer will conduct an
administrative public hearing to consider a development proposal in your
neighborhood. A decision (by the City) on the proposal will be a result of this
public hearing.
This is a proposal to replat a property known as the Fossil Lake P.U.D. First
Filing - Replat (#33-01 O). The request is only to replat Lot 11, Block 12 of the
aforementioned subdivision (6558 Rookery Road, please see Vicinity Map for
general location) for the purpose of shifting the currently platted "building
envelope" for a new single-family residence on the property a distance of 62 feet
to the northeast. If approved, the side yard setback from the common property
line with Lot 12 would be 25 feet instead of the currently platted 87 feet. The
current side yard setback of 40 feet from the common property line with Lot 10, to
the north, will not change. The property is in the UE - Urban Estate District in the
City of Fort Collins and the future structure will be subject to the setback
requirements set forth in this District.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
