Yours Truly, Steve Olt City Planner Page 3 Steve Olt - Fossil Lake FirstFiling,Replat-C, .CommentLetter.doc Page 2 Number: 11 Created: 5 / 7 / 2007 [5/7/07] In the Planning Certification block, please remove the word "the" between "of' and "Planning" under the signature line. It should state: Director of Planning Number: 12 Created: 5 / 7 / 2007 [5/7/07] This replat will not supercede or negate two (2) of the requirements set forth on Lot 11, Block 12 of the recorded Fossil Lake P.U.D. Final Site and Landscape Plan, dated 08-18-98, that was prepared by Cityscape Urban Design. The two (2) requirements that will still apply are: 1) Screening (typical) required by homeowners as per covenants. 2) Fencing restricted to open rail with possible wire mesh for dog containment. The third requirement, dealing with the "typical building envelope", is being changed with this replat. Number: 13 Created: 5 / 7 / 2007 [5/7/07] The "Building Envelope" placement on this replat meets or exceeds the minimum front, side, and rear yard building setback requirements set forth in Section 4.2(D)(2) Urban Estate District of the City's Land Use Code. Therefore, no problems. Department: Engineering Topic: Engineering Number: 2 [4/ 19/07] No Comments. This was a County approved P.U.D. with the front setback set at 20', so they meet that standard as well as the other setbacks. Jln Be sure and return all red -lined plans when you re -submit.
