First Filing Replat, City of Fort Collins, CO. (Crane Property: 6558 Rookery Road, Fort Collins, Colorado, 80528) Dear Steve; This letter is being prepared on behalf of Mark and Cosette Crane, owners and applicants for a proposed replat request. The Cranes own the lot known as Lot 11, Block 12, Fossil Lake P.U.D. First Filing, City of Fort Collins, County of Larimer, State of Colorado. The property is commonly known as 6558 Rookery Road, Fort Collins, Colorado, 80528. At your request, this letter contains a brief narrative for the proposed replat request. The Cranes purchased the subject property in October of 2005. During recent site plan preparation for the construction of a single-family residence on the site, the Cranes found that the platted building envelope shown on the final plat for Fossil Lake P.U.D. First Filing set the proposed structure quite some distance from the street. They felt locating the structure in the platted building envelope area would set the house back further than others built or planned on the street and feel they would be `isolated' from the neighborhood. By shifting the building envelope approximately sixty-one (61) feet Northeasterly, this would bring the proposed residence in line with other homes on the street. Please note the building envelope shall remain the same size as originally platted, yet moved Northeasterly. Shifting the building envelope allows for the proposed residence to be placed closer to the street, which in turn allows for a shorter driveway to the proposed structure and creates more open, non -buildable area adjacent to the property to the West and the Open Space area to the South.
