RE: Fossil Lakes Fourth Filing — Variance Request for Intersection Spacing and Minimum Tangent
Length
Dear Trisha,
This letter is in response to the requests dated January 15, 2003 and February 3, 2003 in regards to a
proposed street layout at the north end of Fossil Lakes 4 h Filing and the two variance requests associated
with this layout. The variance requests are to reduce the distance required between intersections on a
Collector roadway (Ziegler Road) and to reduce the minimum tangent required between curves. In
accordance with Table 7-3 of the Larimer County Urban Area Street Standards (LCUASS) the minimum
distance between intersections on a Collector is 250 feet and per Section 7.4.1.A.2 the minimum tangent
between curves is 100 feet.
The variance to reduce the separation between the future Hearthside Drive being preliminarily platted in
the County on the west side Ziegler Road and the local street at the northern edge of the Fossil Lakes 4`h
Filing parcel to 190 feet is granted.
The variance request to reduce the tangent length on the local street located at the northern portion of the
Fossil Lakes 4'" Filing property to 60 feet is approved.
This variance request does not set a precedence or change the application of our design standards in other
