It would be preferable to revise these stubs so that each property will be responsible for their portion of the street right-of-way, but if the developer of.this area is proposing to move this responsibility to other parcels, it may be best to capture this in some form of an agreement. Further discussion on this issue may be necessary. Power is not readily available at the proposed site until precision drive is constructed and Light & Power will extend is facilities with that construction. Asphalt repairs will need to be broadened to include this construction. Comment Number: 3 Comment Originated: 03/17/2015 04/14/2015: This comment has not been addressed. 03/17/2015: The note on the Cole Grading Plan and Utility Plan refer to Aspen plans for everything outside of the Mainstreet parcel, however it appears there is also some onsite improvements shown on Aspen's plans that also should be referenced in this note such as the onsite drainage design, LID improvements, fire hydrant relocation and 12" water main installation, storm sewer outfall, etc. Please revise this note to appropriately capture onsite improvements shown on Aspen's plans for clarity. The completed dedication of offsite easements and associated fees ($250 per each deed of dedication plus recording fees) is required prior to approval of the plans and signing of mylars. I'll presume that the legal descriptions are correct and the civil plans will be slightly tweaked. 03/17/2015: The temporary construction easement on the south side of Precision isn't depicted fully to the east (corresponding with the legal description) on the civil plans.
