03/17/2015: The storm sewer stub configuration on the south side of Precision
Drive does not match the development pattern for that area. It would be preferable
to revise these stubs so that each property will be responsible for their portion of the
street right-of-way, but if the developer of.this area is proposing to move this
responsibility to other parcels, it may be best to capture this in some form of an
agreement. Further discussion on this issue may be necessary.

04/14/2015: ASPEN: Please tie the coordinate values shown on sheets 21-25 for
utilities to the project boundary. We would prefer that this be done by adding
property corner values to each sheet, or showing the property corner values on the
horizontal control plans and adding a note to each sheet with coordinate values.

03/18/2015: Light & Power has existing facilities at the intersection of Technology
Pkwy & Precision Dr. and in the roadway of Ziegler Rd. Power is not readily
available at the proposed site until precision drive is constructed and Light & Power
will extend is facilities with that construction.
Comment Number: 2 Comment Originated: 03/18/2015
03/18/2015: Light & Power will need to break into an existing duct bank in Ziegler
Rd. to extend conduits and power down the proposed Precision Dr. This duct bank
is shown to be out toward the middle of Ziegler beyond the scope of asphalt repairs
shown. Asphalt repairs will need to be broadened to include this construction.
Comment Number: 3 Comment Originated: 03/18/2015
03/1812015: Temporary construction power to this site could be problematic given
there is no power available until Precision Dr. is constructed and the duct bank in
Ziegler is tapped into and brought down Precision. Contact Light & Power
Engineering @ 970-221-6700 to coordinate power needs.

convey drainage patterns. This includes top and toe of the detention pond and
flowline elevations for all portions of the parking lot. Also, please call out the spillway
limits and elevations on the Grading Plan.

03/17/2015: The note on the Cole Grading Plan and Utility Plan refer to Aspen plans
for everything outside of the Mainstreet parcel, however it appears there is also
some onsite improvements shown on Aspen's plans that also should be referenced
in this note such as the onsite drainage design, LID improvements, fire hydrant
relocation and 12" water main installation, storm sewer outfall, etc. Please revise
this note to appropriately capture onsite improvements shown on Aspen's plans for
clarity.

north of the building. Please revise the plan to include an underdrain or address
how subsurface drainage will be handled in this area.

04/09/2015: For clarity, please ensure the note referencing the 564 SF of asphalt
removal is approximate and the patch is indicated to encompass the entire bikelane
width.I'm concerned that the 8 foot depiction is too specific (the bikelane may be
wider) and would conflict with the standard street cut note.
03/17/2015: The asphalt limits of street patching for Precision Drive out to Ziegler
Road should depict the entire bike lane width for the new street connection.

04/09/2015: The legal descriptions were found by Jeff County to be complete with
no errors. Please proceed with these as "final" assuming they do not need to be
modified further.

Services review.

04/09/2015: PDF's instead of paper copies/formal review is fine from my
perspective and then mylars. The completed dedication of offsite easements and
associated fees ($250 per each deed of dedication plus recording fees) is required
prior to approval of the plans and signing of mylars.

04/09/2015: Note that per the information provided for the DA, the owner is
Harmony Technology Park, LLC, with the Manager of that LLC being M.A.V.
Development Company. I believe the site and plat will need the additional
identification of that corporation as the manager of the LLC.
03/17/2015: The ownership certification on the site plan shows the City as the
owner? Please correct.

04/15/2015: The elevation sheets A301-A604 seem unnecessary for the Final plan.
please reduce the the Keyed elevation notes that are necessary for this level of
review and reduce the other elevation sheets.
03/17/2015: On the elevation sheets there are some notes that refer to a detail but
no detail is included. Please include the details.
Please eliminate the full color elevation and provide note details of the colors on the

04/09/2015: The utility easement and temporary construction easement linework
shown on the plans still seem to have a slight discrepancy with the legal
descriptions from Edmonds Surveying approaching the Tech Parkway intersection.
I'll presume that the legal descriptions are correct and the civil plans will be slightly
tweaked.
03/17/2015: The temporary construction easement on the south side of Precision
isn't depicted fully to the east (corresponding with the legal description) on the civil
plans.
