Comment Number: 7 Comment Originated: 03/17/2015 03/17/2015: The storm sewer stub configuration on the south side of Precision Drive does not match the development pattern for that area. It would be preferable to revise these stubs so that each property will be responsible for their portion of the street right-of-way, but if the developer of this area is proposing to move this responsibility to other parcels, it may be best to capture this in some form of an agreement. Further discussion on this issue may be necessary. Comment Number: 2 Comment Originated: 03/18/2015 03/18/2015: Light & Power will need to break into an existing duct bank in Ziegler Rd. to extend conduits and power down the proposed Precision Dr. This duct bank is shown to be out toward the middle of Ziegler beyond the scope of asphalt repairs shown. Asphalt repairs will need to be broadened to include this construction. Comment Number: 3 Comment Originated: 03/18/2015 03/18/2015: Temporary construction power to this site could be problematic given there is no power available until Precision Dr. is constructed and the duct bank in Ziegler is tapped into and brought down Precision. This includes top and toe of the detention pond and flowline elevations for all portions of the parking lot. Also, please call out the spillway limits and elevations on the Grading Plan. Comment Number: 3 Comment Originated: 03/17/2015 03/17/2015: The note,on the Cole Grading Plan and Utility Plan refer to Aspen plans for everything outside of the Mainstreet parcel, however it appears there is also some onsite improvements shown on Aspen's plans that also should be referenced in this note such as the onsite drainage design, LID improvements, fire hydrant relocation and 12" water main installation, storm sewer outfall, etc. Please revise this note to appropriately capture onsite improvements shown on Aspen's plans for clarity. Page 4 of 6 Comment Nun._ar: 1 Coi....,ent Originated: 03/17/2015 03/17/2015: The Landscape Plan for Precision Drive shows the installation of trees and parkway landscaping along the entire portion of Precision Drive (not just abutting Mainstreet). Is this to be installed with the construction of the road and Mainstreet? As the plans only show construction of the sidewalk along Mainstreet's frontage, the installation of the parkway and trees along all of Precision Drive without providing the sidewalk would seem to be awkward in terms of ensuring irrigation and parkway aren't impacted by the construction of the walk in the future. If there's an opportunity to construct all of the sidewalk along both sides of Precision Drive now, that would certainly be preferable and the placement of parkway and trees concurrently would then not be a concern. Comment Number: 2 Comment Originated: 03/17/2015 03/17/2015: The Cole drawings (site and civil) indicate a 15' irrigation easement behind the Ziegler Road right-of-way. Please indicate this as a 15' existing utility easement. Comment Number: 3 Comment Originated: 03/17/2015 03/17/2015: What is the narrow rectangle 40 feet south of the northwest comer of the site that is shown abutting the sidewalk along Ziegler Road? Any sort of sign or structure can't abut the sidewalk along Ziegler Road and must be shown with a two foot offset from the sidewalk. Distinction perhaps between proposed and existing contour lines might clarify? Comment Number: 8 Comment Originated: 03/17/2015 03/1712015: The construction details for access ramps and drive approaches have recently been updated in LCUASS. Comment Number: 10 Comment Originated: 03/17/2015 03/17/2015: From my point of view, I don't need to have the reception numbers associated with the offsite easements shown on the civil drawings. Assuming other departments concur it may be less of a timing issue to not place reception numbers and leave it at "by separate document." Comment Number: 11 Comment Originated: 03/17/2015 03/17/2015: The asphalt limits of street patching for Precision Drive out to Ziegler Road should depict the entire bike lane width for the new street connection. Comment Number: 12 Comment Originated: 03/17/2015 03/17/2015: For the Precision Drive tie-in to Technology Parkway, I'm understanding that the existing curb and gutter is to be removed and replaced with a crosspan. The plans don't depict a standard City crosspan however and appear to depict a gutter. Please mimic the depiction of the crosspan as was done with the Ziegler/Precision intersection. Comment Number: 13 Comment Originated: 03/17/2015 03/17/2015: Please ensure that spot elevations are provided in accordance with LCUASS 7-27. The Precision/Ziegler and Precision/Technology intersections need additional spot elevations around the curb returns and specify the transition point to remove the Precision crown. The Precision/Technology intersection needs additional spot elevations for the crosspan that's not currently delineated. Comment Number: 14 Comment Originated: 03/17/2015 03/17/2015: Please indicate the access ramps on the southwest and northwest comers of Technology Parkway and Precision as being constructed at this time, not in the future as depicted in the plans. (This comment applies, regardless whether or not parkway and trees are installed along both sides of the entire Precision Drive frontage, as previously commented.)
