Applicant has discussed this requirement with Splitgerber Construction, developer (under
Larimer County) of the "Hearthside" development to the west of the Fossil Lake PDP 4th.
Applicant and Splitgerber have agreed to coordinate to ensure construction of the requested
ramp, the location of which is now indicated on the plans submitted herewith. Applicant suggests,
given the construction chronology of both developments, that this requirement be included as a
condition of both Development Agreements.

Significant modifications have been proposed for the Site Plan, focused on the addition of
Fossil Lake Place as a direct access to Ziegler Road. Comments which would be irrelevant
under the proposed modifications have also been so noted.

[This comment was retained from the previous review cycle.] The presently -submitted Site
Plan does provide for a 20 foot by 51 foot easement at the north end of Dripping Rock Lane, for
utility stubs. A letter of intent has been provided and Grantor has approved the easement and
agreement. Signature and availability for recordation are less than 30 days outstanding.

[This comment was retained from the previous review cycle, pending Applicant's submission
of photometric drawings.] Two sets of Lighting Plan drawings (L1 and L2) are submitted
herewith. These plans incorporate the additional lighting requested by City staff, general
photometric representations, and fixture specifications. In addition, the Landscape Plan reflects
changes to tree species at impacted locations as requested by staff. We trust that we will not be
"caught in the middle" between landscape review requirements and lighting requirements.

WQ outlet structure comments have been addressed, and were included in the amended
Utility Plans which were previously submitted.

Profiles on this existing irrigation line are included on Sheets 3, 7, and 10 of 14 of the
modified Utility Plans submitted herewith. The irrigation piping used is 18" C-905 DR25 PVC.
Applicant believes it is fully sufficient, per engineering standards and coverage provided, to hold
the standard roadway load.
In lieu of acceptance of the above, Applicant proposes:
