On Wednesday, June 18, 2003, at 5:30 p.m. in the conference room at 281 North College
Avenue*, the administrative hearing officer will hold a public hearing on a proposed project in
your neighborhood. The proposed project is commonly known as Fossil Lake P.D.P. — 411,
Filing, file # 33-01G.
The applicant is intending to develop 80 multi -family dwelling units (condominiums) on 7.5 acres
at the northeast corner of Ziegler Road and Shallow Pond Drive. The site will be bisected by
the northerly extension of Dripping Rock Lane, and there will be an additional east -west public
street connection provided from the development to Ziegler Road on the north end of the
development. Proposed are five (5) three -bedroom units with attached two -car garages, and
seventy-five (75) two -bedroom units with single -car attached garages. The units are distributed
among eight six-plex and eight four-plex buildings. The applicant intends that all units will be
marketed for -sale. This is the same project for which a neighborhood information meeting was
conducted on November 6, 2002 at Preston Junior High School.
Both the Hearing Officer and the City Planning Staff consider your interest and input in this
matter, as well as your neighbor's input, an extremely important part of the City's review of this
proposal. If you are unable to attend the public hearing, but would like to provide input, written
comments are welcome.
In accordance with the Fort Collins Land Use Code, owners of property within 750 feet of the
site are notified of this hearing by mail. The list of affected property owners for this public
meeting is derived from official records of the Larimer County Assessor. Because of the lag
time between occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Notification is also being sent to all parties who signed
in at the neighborhood meeting on the project, or who signed a neighborhood petition regarding
the project. Pleas feel free to notify your neighbor of this pending meeting so all interested
nei bors may h e the opportunity to attend.
