Department: Transportation Planning Issue Contact: Tom Reiff Topic: General Number: 96 Created: 3/28/2003 The newly proposed street (Fossil Lake Place) needs to be constructed with directional access ramps at the Dripping Rock Lane and Ziegler intersections (see red lines). A new ramp on the west side of Ziegler will also need to be constructed that aligns with the ramp on the east side and connects to the sidewalk proposed with the county development to the west. This will then satisfy the pedestrian LOS to the future community park. Do not appear to be meeting this for Storm 2. 03/31/03 Repeat The minimum cover requirements are not being met for the 24 inch storm sewer pipe. Need to look at using two pipes, squashed pipe or changing hose ht system works. Need to meet the minimum cover requirements. The use of geogrid does not solve this problem. Number: 108 Created: 4/9/2003 A variance was granted to use non directional ramps at Shallow Pond and Dripping Rock Lane, as it would match what was across the street. This is not granted for the other intersections; provide directional ramps at the intersection of Dripping Rock and Fossil Lake Place and Dripping Rock Lane and Ziegler Road. Both of these T intersections shall have ramps on 3 legs. Number: 109 Created: 4/9/2003 Need to show the steps in the sidewalks on the site and landscape plans. Number: 112 Created: 4/9/2003 At the north end of the street - if the improvements are not to be constructed to the property line then money will need to be provided prior to the issuance of the first building permit for the portion not to be constructed. Also it looks like there might be a spot that would hold water in the area beyond the pavement, but since the utilities will be installed in this area and the ground will be disturbed for that the grading can probably be done such that that doesn't happen. Number: 114 Created: 4/9/2003 Remove Detail 16-6F this is not needed with the truncated domes. Need to add the truncated dome detail, use either the CDOT or Greeley detail. Note that this detail is just for the dimensions and texture of the colored area of the ramp. COLLINS, CO 80525 Staff has reviewed your submittal for FOSSIL LAKE PDP - 4TH FILING - TYPE I (LUC), and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Troy Jones Topic: General Number: 70 Created: 9/5/2002 [4/8/03] There's a balance that needs to be achieved between having enough light for safety [LUC 3.2.4(C)], and having an unobtrusive degree of brightness [LUC 3.2.4(D)(3)&(5)]. If available, use smoked glass type for the Progress Lighting P548231 fixture. The Manor House 77611 fixture should be toned down from 175 watts to 70 watts, used smoked glass, and use any available refractor or louvered reflector that will direct the light downward. [1117102] Repeat Comment. As soon as the lighting plan is submitted, I'll comment on it. Joe Gerdom from the Police Department will also comment. Submit 3 copies when it's ready. Make sure it satisfies the standards in 3.2.4 of the LUC. [915102] Lighting Plan needs to include specifications of the poles, pole fixtures, and wall mounted fixtures. Section 3.2.4(D)(3) of the LUC requires that fixtures be fully shielded and shall feature sharp cut-off capability so as to minimuze up -light, spill -light, glare and unnecessary diffusion on adjacent property. The specs are necessary to determine compliance with this standard. Number: 101 Created: 4/9/2003 The site plan must be labeled in the lower right hand corner as sheet 1 of 5, the lansdscape plan as sheet 2 of 5, and the building elevations as sheets 3, 4, and 5 of 5. Number: 102 Created: 4/9/2003 There are 141 trees proposed on the landscape plan. Section 3.2.1(D)(3) of the LUC requires that no more than 15% of those are a single species. This means that no more than 21 trees can be a single species. There are 27 Pinyon Pine's proposed. Please revise the proposed quantities of the various trees so that no more than 21 of a single species are used. Number: 115 Created: 4/9/2003 As soon as we receive the letter of intent for the off -site easement refered to in comment # 26, we are ready to schedule the public hearing. I'd like to tentatively shoot for May 1, 2003 at 5:30 p.m. Does this work for you? We will need the letter of intent by April 16, 2003 in order to be able to make the May 1 st date work. We are required to mail notice of the hearing at least 2 weeks prior to the hearing.
