Off -site tree removal permission continued previous comment:
Prior to final plan approval written permission by the property owner to the north to remove the
large maple tree located off -site must be provided to the City Project Planner. Permission
should be granted to the developer of the project. Approved plans can not authorize removal
of this tree without written approval of the property owner where the tree is located.
Response: The recorded easement authorized the removal of the tree, which has already been completed.

Please provide information on how far the water line is from the existing Siberian Elm. Evaluate
this distance with the City Forester.
The following question may have previously been asked. Is the storm drain line that runs along
the east and south sides of the building and across the parkway existing or proposed? It is
positioned through the drip line zone of existing trees.
06/11/2014:
Confirm that there will not be any utility excavation associated with project within the drip line of
the four existing Siberian Elms in the Parkway.

Design any new underground utility locations to stay out from the drip line of the 4 mature
Siberian Elms to retain in the parkway. Check all new utility locations to protect these 4 trees in
particular water and sewer lines.

Provide a tree inventory and evaluation of all trees on site including the large off -site maple
located at the north east comer of the project. The inventory should number all existing trees.
Information on each tree should include species, size, condition, intent to retain or remove and
mitigation. This information should be provided in a table on the landscape plan. Contact the
City Forester for an on -site meeting to obtain information for the tree inventory and evaluation.

As final plans are developed please include these Landscape notes and other standard
landscape notes that can be obtained from the project planner.
1.The soil in all landscape areas, including parkways and medians, shall be thoroughly
loosened to a depth of not less than eight (8) inches and soil amendment shall be thoroughly
incorporated into the soil of all landscape areas to a depth of at least six (6) inches by tilling,
discing or other suitable method, at a rate of at least three (3) cubic yards of soil amendment
per one thousand (1,000) square feet of landscape area. X
2.A permit must be obtained from the City forester before any trees or shrubs as noted on this
plan are planted, pruned or removed on the public right-of-way. This includes zones between
the sidewalk and curb, medians and other city property. This permit shall approve the location
and species to be planted. Failure to obtain this permit may result in replacing or relocating
trees and a hold on certificate of occupancy. X
3.Contact the City Forester to inspect all street tree plantings at the completion of each phase of
the development. All trees need to have been installed as shown on the landscape plan.
Approval of street tree planting is required before final approval of each phase. X
4.Minor changes in street tree species and locations may be made during construction as
required by site conditions or availability of material. Overall quality and design concept shall
be consistent with approved landscape plans. Any changes will be provided to the Landscape
Architect for review and approval as well as the City of Fort Collins. X
5.Street Trees shall be supplied and planted by the developer using a qualified landscape
contractor. X
6.The Developer shall replace dead or dying street trees after planting until final maintenance
inspection and acceptance by the City of Fort Collins Forestry Division. All street trees in the
project must be established, of an approved species and of acceptable condition prior to
acceptance. X
7.All tree pruning and removal shall be performed by a tree service business that holds a
current City of fort Collins arborist license as required by code. X
8.Tree Utility separations:
Forty feet between shade trees and streetlight. X
Fifteen feet between ornamental trees and Streetlights X
Twenty feet between shade and /or ornamental trees and traffic control signs and devices X
Ten feet between trees and water or sewer mains X

exemption to the certificate of dedication for easements conveyed to the City. This would need
to be a private easement not conveyed to the City.
