1. The plan shows straw bales on a concrete pan, this will not work, please change.
2. It would be best to utilize the pond as a sediment trap during construction, you would
have much more effective control of sediments, and you could eliminate the straw -bales.
3. If there was a note on the plan indicating that the pond was to be constructed as the
first step in overlot grading, the silt fence shown along the pond/ swale area would not
be needed.

Section 3.5.3(D)(3) of the LUC specifies that the fagade facing Troutman is required to be
subdivided -and proportioned using features such as windows, entrances, arcades, arbors,
awnings, treillage with vines, along no less than 50 percent of the fagade. Some false
windows articulated in the masonry pattern (such as can be seen on the new SoundTrack
Car Audio Install building under construction near Mason and College) would solve the
problem.

documents that are all sheet 1 of 1 by themselves. The utility plan set is also it's own set of
documents, and are numbered correctly.

to clarify that incandescent and high-pressure sodium light sources can provide adequate
illumination with low contrast and brightness. The proposed luminaries A and C are
described on the lighting plan as being 400 watt medal halide fixtures. This intensity and
light type is too obtrusive. Please reduce the wattage to under 200 watts and change them
to high pressure sodium fixtures to satisfy this standard.

10 foot-candles as specified in 3.2.4(D)(7) of the LUC, and also has spots within the

A nearby residential neighbor has voiced a concern regarding the placement of the vacuums
along JFK. This neighbor has requested that the plan be flipped so that the vacuums are
oriented more internal to the site with the building shielding the direct sound path between
the vacuums and the nearby multifamily residential.

By definition in Article 5 of the LUC, a parking lot is an off-street parking area or vehicular
use area. Although you do not propose any parking spaces, the vehicular use area is
considered a parking lot by definition. Zero parking spaces is less than 100 spaces, so
Section 3.2.1(E)(5) of the LUC requires that at least 6% of the square footage of the
vehicular use area be devoted to landscaped areas. See the redlined landscape plan from
the Current Planning Department. The purple line indicates the area of the vehicular use
area, and the green areas indicated the areas that qualify toward the 6% requirement. -
Please created a diagram that clarifies the square footage of the area outlined in purple and
the square footage of the area shaded in green. If the green area does not equal at least
6% of the purple outlined area, then you need to add more landscaped areas. The redlined
plan has a few suggestions of places on the site plan that may work well for additional
landscaped areas within the vehicular use area.

We are very sensitive about soda machines being located in inappropriate locations. Are
you planning on having one on site? If so, it can't be placed so that it is visible from the
street. The machines are generally illuminated, and would detract from the character of the
site. I don't see a location where a soda machine would make sense on this plan, but if you
are intending to locate one, we need to work out an appropriate location so it isn't an
afterthought. This issue (screening visually intrusive site elements) is regulated by LUC
Section 3.2.1(E)(6).

"drop lens" fixtures. Each fixture must be fully shielded and feature sharp cut-off capability.
It's not clear from the information provided, but a drop lens is probably not satisfying the said
standard. Please show a detail of the each of the lighting fixtures to clarify. To satisfy the
standard you may need to choose a different light fixture.
