VICINITY MAP 08/21/01 Tidal Wave Car Wash Neighborhood Meeting 1"=600' Comn City Planning and Environment Pervices Current Planning City of Fort Collins August 31, 2001 Dear Property Owner: On Tuesday, September 18, 2001 from 6:00 to 7:00 p.m. at the Harmony Presbyterian Church, located at 400 East Boardwalk, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The applicant wishes to propose a 4-bay self serve & 2-bay automatic car wash building at the northwest corner of JFK Parkway and East Troutman Parkway. The property is in the C — Commercial zone district. What can you expect from attending the neighborhood meeting? The purpose of a neighborhood meeting is to open a line of communication between the applicant and the neighbors. This is the forum through which the neighbors can express their concerns, city staff can explain the development review process, and the applicant can explain to the neighbors what they are intending to do with the project and answer questions from the neighbors. Meeting minutes are taken by city staff, and become part of the project file. Neighborhood meetings are typically scheduled early in the project, before any design decisions have been finalized so the flexibility still exists for the input of neighbors to perhaps be integrated into the project. The list of affected property owners for this neighborhood information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
