Issue Contact: Peter Barnes
Remove monument sign drawing from elevation sheet. Sign must comply
with sign code -and is a separate review.
The following comments were provided at Staff Review on October 10, 2001:
Stormwater
1. Planning for Lot 2, Building B should be done now. This plan appears
to be turning its back on Lot 2 regarding storm drainage. The City has
concerns about how developable Lot 2 will be if this plan is approved
and built. A meeting with the developer, the developer's engineer, and
the City should be held.
2. Water quality is needed, at least for the back portion of the site. A
note only was provided on the plans. A detailed drawing is needed.
3. The drawings ignore the minimum 10' separation requirement
between storm sewers and trees.
Engineering
1. Off -site construction easements are needed.
2. Sidewalk and intersection details are needed.
3. A Development Agreement for this project may be needed.
Transportation Planning
1. The proposed pedestrian connectivity needs to be discussed further.
This project is subject to the 90-day revision re -submittal requirement set
forth in Section 2.2.11(A) of the Land Use Code. Be sure and return all of
your redlined plans when you re -submit.

the site. Provide evidence of the offsite easements for construction prior to
acceptance of the utility plans.

The provided detail for the access ramp on D-13 shows sidewalks that lead
to the corner of the intersection and does not show the detached sidewalks
continuing straight across. This is shown correctly on the plan set, the
detail just needs to be modified on the details sheet.

benchmarks as established in the City of Fort Collins Vertical Control.

It is my understanding that per Transportation Planning, additional sidewalk
connections should be made, with portions of sidewalk to be built at a later
date and funds for the sidewalk escrowed by the Developer. As such, as
Development Agreement may need to be completed for the project.

Railway Company, with an attachment, is being forwarded to the applicant.
I do not know who provided this person with the information that is being
referred to; therefore, I do not know how to respond to the concerns.

The Technical Services Department offered the following comments:
1. The legal description does not close. The legal is mixed with
record and measured calls.
2. Not all outer boundary monuments are described.
3. A red -lined plat, with comments, is being forwarded to the
applicant.
