(WARDS REDEVELOPMENT) - MINOR AMENDMENT / REPLAT - 40-01 - CORRESPONDENCE - (4)G' Issue Contact: Peter Barnes Remove monument sign drawing from elevation sheet. Sign must comply with sign code -and is a separate review. The following comments were provided at Staff Review on October 10, 2001: Stormwater 1. Planning for Lot 2, Building B should be done now. This plan appears to be turning its back on Lot 2 regarding storm drainage. The City has concerns about how developable Lot 2 will be if this plan is approved and built. A meeting with the developer, the developer's engineer, and the City should be held. 2. Water quality is needed, at least for the back portion of the site. A note only was provided on the plans. A detailed drawing is needed. 3. The drawings ignore the minimum 10' separation requirement between storm sewers and trees. Engineering 1. Off -site construction easements are needed. 2. Sidewalk and intersection details are needed. 3. A Development Agreement for this project may be needed. Transportation Planning 1. The proposed pedestrian connectivity needs to be discussed further. This project is subject to the 90-day revision re -submittal requirement set forth in Section 2.2.11(A) of the Land Use Code. Be sure and return all of your redlined plans when you re -submit. Curb stop and meter pit may not be place in building envelope. 20 1Issue Contact: Jeff Hill Provide utility easements for all water mains, sewer mains, fire hydrants and curb stops. Department: Zoning 1 Issue Contact: Peter Barnes Building envelope for bldg. B is 90' wide, but unclear on how long (east to west). It says 189.49', but doesn't scale out to that. Need to better delineate and dimension the envelope. 2 Issue Contact: Peter Barnes Need to show Handicap ramps for HC spaces on west side of building. K Issue Contact: Peter Barnes Note 13 should also state that mechanical equipment won't be visible from west lot line (due to future Mason St. Corridor). Department: Police 11 Issue Contact: Joseph Gerdom Lighting: Need lighting plan to evaluate security, particularly along north and west fagade and parking areas. Department: Stormwater Utility 6 Issue Contact: Wes Lamarque A full utility plan and drainage report review will be needed before Lot 2 is developed if it is not accounted for with this submittal. VA Issue Contact: Wes Lamarque Please provide a more detail drawing and description for the swale improvements on the west side of the building that will help aid in water quality. Any relocation of existing gas lines will be at the developer's expense. 27 Issue Contact: Steve Olt The Current Planning Department comments may be found on red -lined plans that are being forwarded to the applicant. Department: Engineering 13 Issue Contact: Marc Virata Provide a copy of the plat on -the utility plan set. 14 Issue Contact: Marc Virata It appears that construction will occur outside of the property boundaries for the site. Provide evidence of the offsite easements for construction prior to acceptance of the utility plans. 15 Issue Contact: Marc Virata The provided detail for the access ramp on D-13 shows sidewalks that lead to the corner of the intersection and does not show the detached sidewalks continuing straight across. This is shown correctly on the plan set, the detail just needs to be modified on the details sheet. 16 Issue Contact: Marc Virata Bonnet Bolt is no longer used for benchmark purposes, provide two benchmarks as established in the City of Fort Collins Vertical Control. 17 Issue Contact: Marc Virata It is my understanding that per Transportation Planning, additional sidewalk connections should be made, with portions of sidewalk to be built at a later date and funds for the sidewalk escrowed by the Developer. As such, as Development Agreement may need to be completed for the project. 21 Issue Contact: Marc Virata A Development Construction Permit will be required for the project prior to any construction. Detjen of the Burlington Northern and Santa Fe Railway Company, with an attachment, is being forwarded to the applicant. I do not know who provided this person with the information that is being referred to; therefore, I do not know how to respond to the concerns. 25 Issue Contact: Steve Olt The Technical Services Department offered the following comments: 1. The legal description does not close. The legal is mixed with record and measured calls. 2. Not all outer boundary monuments are described. 3. A red -lined plat, with comments, is being forwarded to the applicant.
