Zeigler Road Dear Mr. Franzen: Staff recently evaluated the property at 5308 S. Zeigler Road for its eligibility for designation as a Fort Collins Landmark, under the City=s Demolition/Alteration Review Process. After consultation with the Chair of the Landmark Preservation Commission and with Historic Preservation staff, the Director of Advance Planning has determined that the above property lacks sufficient historical, geographical and/or architectural significance to qualify as a Landmark. This Zeigler/Webster Farm property currently consists of a house, barn, loafing shed, chicken coop, and animal pens. Assessor's records indicate that at one time the property had several additional outbuildings and possibly a second house, all of which have been demolished. The extant house has been fairly altered, by the addition of a bedroom on the north elevation, the application of vinyl siding over the entire exterior, and the alteration and enclosure of the front porch. Due to these changes, it is staffs belief that the house does not meet the criteria for architectural designation. The barn, loafing shed, chicken coop and animal pens do retain their architectural integrity. However, with the loss of integrity of the original residence associated with the outbuildings, these structures alone are not sufficient for the property to qualify for Landmark designation. Additionally, the farmstead's historic integrity has been compromised due to the previous demolition of numerous outbuildings, and to development that has occurred adjacent to the site. Therefore, while the farmstead may have some historical interest, it is staff s belief that the integrity of the property has been compromised to the extent that it would no longer qualify for designation as a Fort Collins Landmark, and a demolition permit may be obtained without further Historic Preservation review.
