Request for extension
In order to keep this project in the development review process, we are requesting the
allowed 60-day extension for the re -submittal of staff comments to Centerpoint Plaza
PDP, Type 1 (LUC) # 35-01.
City comments were received on October 12,2001. The main comment from the City
Engineering and Transportation Departments was how the project meets the adequate
public facilities (APF) in relation to the traffic study and traffic impacts on Timberline
and Prospect Road intersection. Further traffic analysis and meetings with the City
Streets and Planning Departments were required in order to understand the criteria and
how the project could proceed. In addition the 2 percent increase under Section 4.5.2A(2)
of the Larimer County Urban Area Street Standards is under review and may change in
the near future. Should this be the case the project may be able to proceed with all phases.
This has caused additional time to process the re -submittal and therefore a request for a
60-day extension.
