Department: Zoning Issue Contact: Gary Lopez Topic: Zoning Number: 63 Created: 11 /20/2008 [11/20/08] Looks like the original trash enclosure of the 21.8 K original building will be used for new 48 K building, as well ... is there enough capacity? Another round of review is requested. Please see the attached Revision Routing Sheet for the numbers of copies to re -submit. Be sure and return all red -lined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at 221-6341. Yours Truly, Steve Olt, City Planner cc: Susan Joy Planning & Zoning file #35-01D Page 3 Number: 52 Created: 11 /7/2008 [11/7/08] The developer will need to coordinate a location for an electric transformer on the site. The space required will be approximately 11 ft. x 13 ft. including the required clearances. The transformer must also be within 10 ft. of an all-weather surface accessible to a utility line truck. There is no obvious location on the utility plan for this transformer. Number: 53 Created: 11 /7/2008 [11/7/08] A portion of the electric development charges were paid with the development of the existing building to the north. The remaining Light & Power charges, plus costs to modify the existing electric facilities as necessary will be charged to the developer. Light & Power will need a Commercial Service Information form completed and returned to Electric Engineering. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 59 Created: 11 / 19/2008 [11/19/08] PFA has no additional comments or concerns at this time. Department: Stormwater-Water-Wastewater Issue Contact: Wes Lamarque Topic: Stormwater Number: 60 Created: 11/19/2008 [11/19/08] Please provide a design & detail for the scourstop pad per manufacturer's recommendation. Also, please use the scourstop all the way to the drainage pan and remove the rip -rap at the bottom. This area will not withstand the velocity proposed and the 6-inches of topsoil over the rip -rap will likely wash away. Number: 61 Created: 11 / 19/2008 [11/19/08] Please provide documentation in the drainage report on the sizing of the outfall storm sewer from the water quality pond. Number: 62 Created: 11 / 19/2008 [11/19/08] Is there going to be a construction staging pad? A detail was provided. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Water/Wastewater Number: 54 Created: 11/18/2008 [11/18/08] After the 13,000 volt underground electric is field located and shown on the plans, provide a minimum of 10 feet of separation to the proposed water main extension. Number: 55 Created: 11/18/2008 [11/18/08] The extension the water main currently appears to beat the very edge of the utility easement. A minimum of 10 feet is required from the easement line to the centerline of the water main. Number: 56 Created: 11/18/2008 [11/18/081 The notes on the fire line and the domestic water service appear to be reversed. Page 2 ' STAFF PROJECT REVIEW City of Fort Collins Don Tiller 12/01/2008 Staff has reviewed your submittal for CENTERPOINT PLAZA REPLAT - FINAL PLAN, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Susan Joy Topic: Plat Number: 64 Created: 12/ 1 /2008 [12/l/08] From Technical Services: 1. Plat closes good; area good; legal matches plat. 2. See note on Sheet 2 of plat about the WI/4 corner. To avoid confusion, please add notes as shown or something similar. Number: 66 Created: 12/ 1 /2008 [12/1/08] PRPA will need to sign the plat since they have an easement on this property. Number: 67 Created: 12/ 1 /2008 [ 12/1/08] Should there not be a note or explanation of what the PRPA easements are for - like, for example, what is the height restriction or what does no -build really mean? Topic: Utility Plans Number: 65 Created: 12/1/2008 [12/1/08] Improvements are proposed within the PRPA No Build Easement. Will this be an issue? Please place a PRPA signature block on the plan sheets for their signature. Thank you. Number: 68 Created: 12/ 1 /2008 [12/l/08] Please clarify the bottom right hand corner of the project. Perhaps labeling what the existing surface is would help me see how your project is tying into the existing. You don't have to get too fancy or anything, Jade. Just enough info to make things a little more clear. Other than that, the plans are fabulous! :) I have no redlines to return. Department: Light & Power Issue Contact: Doug Martine Topic: Electric Utility Number: 51 Created: 11 /7/2008 [11/7/08] There is a 13,000 volt underground power line that records indicate is on the westerly side of the driveway (east of the proposed building). This power line needs to be field located and shown on the utility plan. Page 1
