SUBJECT: Centerpoint Plaza Transportation Impact Study - New
proposal trip generation (File: 0153ME10)
This memorandum addresses the trip generation for a new
proposed Building A within the Centerpoint Plaza development. It
provides an amendment to the "Centerpoint Plaza Transportation Impact
Study," August 2001 and various subsequent memoranda that were
prepared in 2002. These memoranda addressed the adequate public
facilities (APF) issues related to the Prospect/Timberline
intersection. The City of Fort Collins has undertaken a design study
to improve this intersection. Therefore, the APF issues will not be
relevant when the intersection improvements are made. The
owner/developer of Centerpoint Plaza a has agreed to participate in
funding the improvements to that intersection. The City has
requested a trip generation analysis in order to determine the level
of participation related to Building A of Centerpoint Plaza.
Building A is proposed to be 17,156 square feet of gross
leaseable floor area. The gross floor area is 21,822 square feet.
The proposed use is general office. The common variable for general
office (Code 710) in Trip Generation, 7th Edition, ITE is gross floor
area. Using this reference, the trip generation for Building A is
estimated to be 240 daily trip ends, 34 morning peak hour trip ends,
and 32 afternoon peak hour trip ends. This is shown in Table 1.
