Date: Sun, Aug 19, 2001 9:50 AM Subject: Ask the City Manager Web Form Name: Anthony Hyde Address: 1317 Springfield Drive City: Fort Collins State: CO Zip: 80521 Phone: EMail: akamrhyde@aol.com Question: Dear Mr. Fischback, We have received notice of a plan to build 17-18 homes on Bennett Street designated as "The Bennett Road Bungalows". The added traffic and noise will decrease our already threatened neighborhood. In addition, the traffic will be a hazard to the school children attending Bennett Elementary. An alley is proposed to divert traffic, however, I believe this solution is even more dangerous! The alley egress and ingress will push traffic onto either Bennet St. or City Park Avenue - both are hazardous streets to increase traffic on. Both have 'blind' entry and exit ways. In the 1998 "West Central Neighborhood Plan" the area was indicated as a possible "pocket park." This would be ideal because we have nesting ducks, squirrels, and geese. Many of which return to this nesting area year after year (the geese pair have nested here since their first summer and have returned for six years so far. Foxes and raccoons frequent the area, as well as many birds including hummingbirds; finches, flickers, and others. Finally, while not noted as being flooded in 1997 this land acted as a•retaining pond saving damage to many of the existings homes, although several along the south side of Springfield were flooded. The area being looked at to build on became a raging river the night of the 1997 flood. Building here will cause flood damage to be more severe and frequent, thus costing homeowners and the city thousands of dollars to repair and rebuild. A copy of your e-mail message has been entered into the project file and will be considered part of the public record. One of the best ways to be involved early in the review process is to attend the Neighborhood Meeting being held Tonight, August 22nd, from 7:00 p.m. to 9:OO1sh, at Bennett School. The applicant, Poudre School District staff, and representatives of the Current Planning, Engineering, Traffic Operations, Transportation Planning, Stormwater Utility, and Parks Planning Departments will be present at this meeting. The discussion will be facilitated by Steve Olt, the City Planner responsible for coordinating review of this development application. The purpose of the meeting is to give neighborhood residents the opportunity to raise issues and concerns early on in the process before detailed development plans are created. If you have specific questions or require additional information, please feel free to contact Steve at 221-6750.
