HomeMy WebLinkAboutLIBERTY COMMON SCHOOL ADDITION - SITE PLAN ADVISORY REVIEW - 11-02 - REPORTS - PLANNING OBJECTIVES/ z�4 / OWN Archistruction' The school attendance population and the number of people that will attend special events is anticipated to be approximately the same as it is now once the addition is completed; there will simply be less density of building use. Hence, there is no anticipated change of any significance in traffic flow to and from the school. As indicated above, the design provides new water -quality and water -quantity detention. The increase in water flow off the site is minor; we expect that no new easement for drainage to the Prospect Ponds Natural Area will be required. If such an easement is determined to be required we will engage in the process required to obtain it. In this case, our intention is to start construction and the easement process concurrently. Our current construction schedule is to break ground on or about April 8, 2002 and complete the project on or about September 1, 2002. We look forward to the continuation of a cooperative relationship with the agencies of the City of Fort Collins that are involved in the review of this project. We believe that the project will be a credit to the City and serve well the needs of the Liberty Common School students, parents and staff. John B. Box 1478 Colorado Springs, CO 80901-1478 (719) 633-4713 (719)633-9508 FAX The Liberty Common School located at 1725 Sharp Point Drive, proposes to build a Gymnasium and Foyer Addition to their facility. The Foyer portion of the addition, as well as the new corridor between the Gymnasium and the existing building, will have massing approximately equal to the mid -range massing of the existing school. The Gymnasium block will have massing slightly greater (marginally taller and broader) than the existing two-story portion of the school. Additionally, the massing of the addition will be mitigated by major existing landscaping between it and Sharp Point Drive to the east and will be mitigated by an existing 6 foot wood fence and distance between it and March Court to the south. The existing school has red/brown jumbo brick, large planar surfaces and a mix of projected strip windows and punched window openings. The proposed addition will be built of insulated and coated pre -cast concrete panels with horizontal reveals matching the primary horizontal lines of the existing building, large planar surfaces and consistently sized punched window openings. The addition coatings shall be in two colors: A light warm red/brown tone for the Gymnasium massing and a somewhat darker (but still light) warm red/brown tone for the Foyer and new corridor portions. The site area immediately near the east and west sides and near the south side of the existing entry area is fairly densely landscaped, all of which shall be kept with the new addition. Also, there will be a new Water -quality Detention Area south of the new Gymnasium with new landscaping. In those areas requiring new seeding that are not in play areas, native grasses will be planted. We believe that the character, location and extent of the proposed addition is consistant with City Plan Principles and Policies.
