Please provide a standard set of utility plans with the appropriate cover sheet, utility plan sheet, drainage
sheet, grading and erosion control sheet as well as a detail sheet showing details for all proposed
improvements.

The current design projects to use a pond with a subdrain outfall to a proposed sidewalk culvert. This design
is not typical, since usually we require a standard 40-hour extended detention pond. We would be willing to
allow this design on an interim basis provided that a positive outfall across Sharp Point Drive and into the
City's Natural Resources property is designed when an easement is obtained from Natural Resources. This
would involve the construction of a new culvert under Sharp Point and into the Natural Resources property.
A letter agreeing to such a design revision will be needed.
Please note that the pond was designed for a 12 hour detention time which is fine for the interim porous
landscape detention design provided but the standard City 40-hour extended detention will be required for
the revised pond design.

Staff has reviewed your submittal for LIBERTY COMMON SCHOOL ADDITION SITE PLAN
ADVISORY REVIEW, and we offer the following comments:

Landscaping should be provided adjacent to the new building addition, particularly where the building is
visible from Sharp Pointe Drive. Taller plant materials should be chosen to help break up the fapade of the
addition. Additional landscaping should be provided in front of the solid wood fence to lessen the impact on
the adjacent streets and sidewalks. Landscaping should also be provided adjacent to Sharp Point Drive
adjacent to the existing parking lot to provide screening for this lot.

The legal description reference does not reference the most current plat. The most current plat is Vipont at
Prospect Park East being a replat of -Lot 8, Prospect Park East PUD, and Lots 1, 2, and a part of Lot 23,
Prospect Industrial Park.

The connection of March Court out to Midpoint Drive is a highly desired connection and is needed in order to
help the traffic congestion associated with the school use and for general circulation in the area. The
problems this site experiences with the drop off and pick up of children will get worse once the parking is
eliminated off of Sharp Point Drive. We would like to see the dedication of right-of-way across this property
for the future extension.

Need a set of Utility plans for approval. The Color erosion control plan is nice, but will not have the some look
when printed on a mylar and reproduced. The utility plans need to have a cover sheet with General Notes
and all applicable construction notes, contain a grading plan, and City signature blocks. -

Provide curb gutter and sidewalk detail in the plan set. Will need to repair and/or replace all damage curb
gutter and walk.
