HomeMy WebLinkAbout1040 EAST ELIZABETH STREET REZONING - 46-01 - CORRESPONDENCE - CORRESPONDENCE-HEARINGIsm Community Planning and Environmental Services Current Planning March 4, 2002 Citv of Fort Collins Dear Resident: On Thursday, March 21, 2002, at 6:30 p.m. in the Council Chambers", City Hall West, 300 LaPorte Avenue, the Planning and Zoning Board of the City of Fort Collins will hold a public hearing on a proposed project in your neighborhood. The proposed project is commonly known as the 1040 East Elizabeth Street Rezoning„ File #46-01. This is a request to rezone the property located at 1040 E. Elizabeth Street from the N-C-L, Neighborhood Conservation Low Density, District to the N-C-B, Neighborhood Conservation Buffer, District. In the mid-1980's the City Council adopted the East Side Neighborhood Plan and in September 1991 rezoned the subject property from the R-H, High Density Residential, District to the N-C-B, Neighborhood Conservation Buffer, District as part of the implementation actions for the East Side Neighborhood Plan. In March 1997, the City Council approved a comprehensive rezoning of the city as part of the implementation actions for City Plan. Unfortunately, when the City Plan rezonings were done the subject property was mistakenly rezoned from N-C-B to N-C-L. This rezoning request will correct the mistake made by the City in March 1997 and return the property to the N-C-B zone to be consistent with the East Side Neighborhood Plan. The City of Fort Collins Planning Staff considers your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
